SINGAPORE (EDGEPROP) - A unit at luxury condominium 3 Orchard By-The-Park, located at 3 Orchard Boulevard, will be put up for sale by SRI at a property auction on May 27. The property is a mortgagee sale and has a guide price of $7.3 million ($3,230 psf).

3 Orchard By-The-Park is a freehold development in prime District 10 built by Malaysian property conglomerate YTL Land & Development. Completed in 2017, the condominium houses a total of 77 units, comprising a mix of two- to four-bedroom units with sizes between 1,066 sq ft and 2,260 sq ft. There are also two 5-bedroom duplex penthouse units measuring 6,500 sq ft and 6,900 sq ft respectively.

The unit that is up for auction is one of the largest at the condominium: It is a 2,260 sq ft, four-bedroom apartment with a private lift lobby. The previous owner had acquired the unit, located on the 20th floor, at $8.18 million ($3,621 psf) in July 2019.
From the private lift, the main entrance leads into the unit’s living room and dining area. An attached balcony offers views overlooking the city facing Cuscaden Road. The original dry kitchen that stood adjacent to the living room was removed by the previous owner to enlarge the space. The wet kitchen, service yard and utility room were also consolidated into one larger enclosed kitchen.
The previous owner had converted one of the four bedrooms into a walk-in wardrobe connected to the master bedroom. The converted bedroom’s en suite toilet was also merged with the master bedroom’s bathroom. Apart from the master suite, there are two additional bedrooms, two common bathrooms, as well as a household shelter.
3 Orchard By-The-Park is a redevelopment of the former Westwood Apartments, which YTL Land & Development had purchased in November 2007 for $435 million ($2,525 psf per plot ratio).

It is the first high-rise residential project in Singapore by Italian architect and designer Antonio Citterio of Antonio Citterio Patricia Viel Studio. Citterio is well known for his designs of Bulgari Hotels and Resorts in Milan, London, Bali, Beijing and Shanghai. Inspired by nature, Citterio designed 3 Orchard By-The-Park as three distinct 25-storey towers, named Wood, Wilderness and Water. A number of luxury residences are located in the vicinity of 3 Orchard By-The-Park, including Shun Tak Holding’s Park Nova, SC Global Development’s Cuscaden Reserve and City Developments’ Boulevard 88.
Four units at 3 Orchard By-The-Park have changed hands so far this year, based on caveats lodged. On April 1, a 1,862 sq ft unit on the 18th floor was sold for $6.7 million ($3,625 psf). Meanwhile, two 1,862 sq ft units were sold in March. One on the 14th floor changed hands for $6.83 million ($3,666 psf) on March 18 while another on the 24th floor was sold for $6.8 million ($3,652 psf) on March 15. Finally, a larger 2,260 sq ft, four-bedroom unit on the 12th floor was sold for $8.2 million ($3,628 psf) on March 1.
3 Orchard By-The-Park is located within walking distance of Tanglin Mall, while the Orchard Road shopping belt is less than a five-minute drive away. It is also near the upcoming Orchard Boulevard MRT Station on the Thomson-East Coast Line. That station is expected to open in June.
