Mont Botanik Residence: A freehold gem in Hillview

The freehold Mont Botanik Residence, on Jalan Remaja in District 23, is set to inject a fresh lease of life into the private residential enclave of the Hillview Estate. Expected to be completed in 2022, the project is developed by mainboard-listed Tuan Sing Holdings, which was established in 1969. Tuan Sing is a recognised property developer of quality residential, commercial and industrial properties in Singapore and China.

Urban oasis in Hillview

The condo is designed by AGA Architects, which has won multiple awards over the years. Comprising 108 exclusive units in two 10-storey blocks, Mont Botanik Residence occupies a 43,557 sq ft site and overlooks the Hillview Garden Estate, a low-lying spread of landed properties. This means that its residents can enjoy unblocked views of the Hillview area.

“Even if you’re not purchasing a unit facing the greenery or the open view, [residents can enjoy the view] from the sky terraces or rooftop,” says a Tuan Sing spokesperson.

Conceived as an urban oasis, the development’s two blocks will be linked by a series of communal sky gardens on every level, where greenery is injected into the landscape design. This allows the developer to maximise views of the surrounding area.



At Mont Botanik Residence, there is a 25m infinity pool on the rooftop, which is also a jacuzzi pool that boasts views of the Hillview area. There are also two barbecue pits on the roof terrace, which residents could use for gatherings. On the first level, the condo will have three pools, namely the main 25m pool, a kid’s pool, and a fun play pool, to cater to every age group.

Appealing to owner-occupiers

At Mont Botanik Residence, only two- and three-bedroom units are offered, to encourage people to purchase for their own stay, and to appeal to those looking to upgrade and families looking to stay in a more spacious unit.

According to caveats lodged with URA Realis, 10 units have been transacted thus far, with the latest being a 700 sq ft, two-bedroom unit that changed hands for $1.1 million ($1,555 psf) on July 21 this year. So far, the highest psf price achieved at the development was for a 776 sq ft, two-bedroom-plus-study unit, which was sold for $1.6 million ($2,061 psf).

Mont Botanik Residence has seen a good mix of families with school-going children, young couples, and also first-time homebuyers, says the Tuan Sing spokesperson. “The young couples say they just want to have a quiet space to go home to after a day of work, so they feel that this location is suitable because it is serene and yet not too far away from town,” the spokesperson adds. The sky gardens are also one of the purchasing factors.

The condo is near schools like CHIJ Our Lady Queen of Peace, Bukit Panjang Primary School, St Francis Methodist School, Swiss Cottage Secondary School, Singapore University of Social Sciences, and Singapore Polytechnic.

Nature and connectivity

Mont Botanik Residence is flanked by a few nature parks and reserves, namely the 163ha Bukit Timah Nature Reserve, Bukit Batok Nature Park, and Bukit Batok Town Park where the Little Guilin lake is, making it the perfect place for nature lovers. Bukit Batok Nature Park is just a seven-minute walk away from the development.
