Mayfair Gardens: Sophisticated and prestigious

SINGAPORE (EDGEPROP) - Singapore-listed developer Oxley Holdings has won the Top Development at the EdgeProp Singapore Excellence Awards 2019 for Mayfair Gardens, its 215-unit luxury condominium.

Still being built, Mayfair Gardens is expected to be completed by 2024. It is a redevelopment of the former Mayfair Gardens, which Oxley purchased in an en bloc sale for $311 million ($1,244 psf per plot ratio).

From the former Mayfair Gardens, two new projects will arise, namely Mayfair Gardens and Mayfair Modern.

“We wanted a strong theme to make Mayfair stand out from the slew of upcoming projects,” says Oxley, which drew inspiration from Mayfair district in the West End of London, a prestigious address with elegant Georgian townhouses. Mayfair Gardens is “a home for those with a good sense of good taste and sophisticated living”, Oxley adds. Mayfair Gardens is designed by DP Architects.

Situated on Rifle Range Road in the prime Bukit Timah area in District 21, Mayfair Gardens features one- to four-bedroom apartments, and six penthouses ranging from 1,539 to 1,733 sq ft. Furthermore, ground-floor units have a high ceiling height of 4.6m while penthouses have a ceiling height of 4.4m.

According to Oxley, the “elegance” of the design is expressed by finer details like the intricate metal trimmings on the cabinets and handles. The bathroom is filled with distinct subway tiles and patterned marble look-alike inlays. There are over 50 facilities at Mayfair Gardens, including a 75m swimming pool and three sky gardens.

The development, a five-minute walk from King Albert Park MRT Station on the Downtown Line, is also near reputable schools. These include Methodist Girls’ School, National Junior College, and Singapore Chinese Girls’ School.

Nestled within the tree conservation area, Mayfair Gardens is surrounded by various green spaces, notably the Bukit Timah Nature Reserve, the Rail Corridor, and the future Rifle Range Nature Park. Oxley notes that as the site sits among low-lying landed properties, it offers homeowners “unobstructed views” of the greenery.

An integrated transport hub is planned at Beauty World, as highlighted in the Draft Master Plan 2019 released by the URA. Oxley notes that it has received more sales and enquiries on the development after the announcement. Furthermore, there are plans for a Bukit Timah Community Building, which will have a site area of 218,600 sq ft. This integrated building will include a community club, a redeveloped market and hawker centre, an indoor sports hall, a community library, and an elderly facility.

At its launch on Sept 29 last year, 81 units, or 37.7% of the project, were sold at the close of balloting. According to caveats lodged with URA Realis, there have been 159 transactions at Mayfair Gardens as of Oct 22. The latest transaction was done on Oct 11, when a 753 sq ft unit on the third floor was sold for $1.5 million ($1,991 psf). This followed a transaction made on Sept 8, when another unit of the same size on the second floor was sold for $1.48 mil­lion ($1,964 psf). Data from URA Realis also shows that the average price at the development is $1,933 psf.

“We intend to position ourselves [as] one of the top developers in Singapore, by providing quality homes catered to [the] needs of aspiring homeowners, at a reasonable price,” says Oxley. “We will continue to integrate new technology and innovation into existing and new developments, to be in line with the country’s direction of a smart nation.”
