The Reef at King’s Dock, a 429-unit waterfront development at HarbourFront Avenue, has been more than 70% sold within about a month of its launch —322 units have been sold at prices between $2,002 psf and $2,828 psf, according to URA caveats lodged as of Mar 9. It is jointly developed by Mapletree Investments and Keppel Land.
Its popularity stems from being a waterfront project in an accessible location. Strategically located in the HarbourFront and Keppel Bay precincts, The Reef at King’s Dock is within a short stroll to HarbourFront MRT Interchange Station and the adjacent VivoCity shopping mall, the largest retail mall in Singapore. Future residents will also be near more than 1 million sq ft of offices in the HarbourFront precinct. The development is also minutes away from the CBD and Mapletree Business City.
Aside from convenience, King’s Dock’s location is steeped in history, having been the second largest dock in the world when it opened in 1913. Its story will enter a new chapter with the development of the Greater Southern Waterfront.

When The Reef at King’s Dock is completed in 2025, residents will find themselves living in a vibrant precinct, while property investors will benefit from higher rentability as new commercial and residential developments, and tourist attractions will be built.
The project will witness the transformation of the 2,000ha coastline — six times the size of Marina Bay, stretching 30km from Pasir Panjang to Gardens by the Bay East. “As the latest project launched within the Greater Southern Waterfront, The Reef at King’s Dock offers buyers the potential to capture any price appreciation over future developments,” says Lee Sze Teck, Huttons Asia director of research.
The developers have appointed award-winning architectural firm KCAP Architects & Planners for The Reef at King’s Dock. The firm has designed the blocks based on three distinct building typologies. The interplay of building sizes allows each building to be intelligently oriented to facilitate natural ventilation as well as to maximise scenic views.

Selected units on the upper floors and higher blocks will have direct, unblocked sea views, while some of the units on lower floors will have relaxing views of the garden or the floating deck. Where possible, blocks are tilted so that all three-bedroom units and most of the other units can enjoy angled views of the sea or the floating deck. Additionally, all first-level units are raised above the ground level, ensuring privacy. Those facing the northwest orientation will have views of Mount Faber.
The Garden Villas, which are two- or three bedroom units, offer exclusivity and privacy, since there are only two units per floor.
KCAP Architects & Planners has been responsible for the master plan of a number of waterfront precincts globally, such as the Müllerpier in Rotterdam and the transformation of the former port area at HafenCity, Hamburg.

Eco-conscious buyers will also be glad to know that The Reef at King’s Dock has been awarded a Green Mark Gold Plus certification by the Building and Construction Authority of Singapore. The project incorporates energy-efficient air-conditioning systems, as well as efficient lighting design with the use of LED and motion sensors. It is also equipped with water- efficient features such as rainwater harvesting combined with an auto-irrigation system for the landscape.

Inside, the units feature smart home devices, such as a smart door lock, intercom system, air-conditioning and motorised screens in the balconies, so that residents enjoy state-ofthe- art convenience. The kitchens are fitted with Miele kitchen appliances and bathroom fittings and bathwares are from Dornbracht and Geberit. To keep out the heat naturally while letting the sea breeze and sunlight in, units also have permeable aluminium mesh sun screens in the balcony.
A relevant feature for today’s work-from home culture is a flexible space in one of the three-bedroom unit types, named the Universal Room. A homeowner can have the option of using it as a walk-in wardrobe, an office, a store room, or an entertainment room.
The Reef at King’s Dock will feature Singapore’s first floating deck in a residential development, located within the waters of King’s Dock. The floating deck will bring residents and visitors closer to the water to experience the grandeur of the dock, while enabling them to better appreciate its historical role and significance. In addition, the floating deck will house the project’s very own marine viewing area where residents and visitors will be able to view and bette appreciate the marine ecology in King’s Dock.
Environmental consulting firm and marine ecology specialist DHI has been engaged to design the submerged surface of the floating deck to encourage the settlement of marine flora and fauna around its concrete base. DHI will also be transplanting corals there, to further enrich the biodiversity of King’s Dock. A 50m-long swimming pool, a leisure pool and a rejuvenation pool will also be located on this floating deck.
“This is the first time such a floating deck is included in a residential development in Singapore and it allows residents to be close to the water and natural ecology of King’s Dock,” says Siew Chure Hoe, associate director of DCA Architects.

The project’s clubhouse houses King’s Club, a spacious function room that overlooks the majestic King’s Dock where residents can host intimate private dining events. There is also a gymnasium and studio at the basement, which faces a therapeutic water curtain. There, residents can exercise or practise yoga to the sound of cascading water.
Within the development, there is also another function room named King’s Lounge, which doubles up as a co-working space.
Families with young children can have a ball of a time at the Kid’s Play Zone, which comprises a wet play area, Adventure Splash, a playground, and Petscape, a garden for residents to play with their pets. There is also a tennis court.
As an extension to the greenery and landscaping within the development, the developers will also be developing a public park next to The Reef at King’s Dock, to which residents will have direct access through a secured side gate. It will connect to a bridge that offers easy access to Keppel Island. A promenade around the bay will provide residents a safe and direct pathway that stretches 4.5km, extending to Labrador Park.
