Lumina Grand EC to open for e-applications on Jan 12; prices from $1.338 mil

City Developments Ltd (CDL) is launching Lumina Grand, the first executive condo (EC) project of the year. In a Jan 10 press release, the developer says the EC, located in Bukit Batok West, will open for e-applications from Jan 12 to 22, with sales bookings commencing on Jan 27.

Situated at the junction of Bukit Batok West Avenue 5 and Bukit Batok Road, the 512-unit Lumina Grand comprises 10 residential blocks, each between 12 and 13 storeys, with a total site area of around 179,000 sq ft. The 99-year leasehold development has an expected vacant possession date of March 31, 2029.

Residences include three-bedroom units of 936 to 1,109 sq ft; three-bedroom premium units of 969 to 1,173 sq ft; four-bedroom units of 1,141 to 1,453 sq ft; and five-bedroom units of 1,496 to 1,711 sq ft.

All apartments come with carpentry and fittings by Hansgrohe and smart kitchen appliances by Kuche.



Prices for the apartments start from $1.338 million ($1,429 psf) for a three-bedroom unit; $1.388 million ($1,432 psf) for a three-bedroom premium; $1.628 million ($1,413 psf) for a four-bedroom; and $2.098 million ($1,402 psf) for a five-bedroom.

The project will also provide residents with access to nearly 40 recreational facilities including two clubhouses, a 50m lap pool, a gymnasium, reading lounges, a tennis court and a kids’ play zone.

Eligible first-time buyers will be entitled to a Central Provident Fund (CPF) housing grant of up to S$30,000. Under prevailing EC regulations, only 30% of the project can be allocated to second-time buyers during the initial launch.

Lumina Grand is situated within the Bukit Batok West residential enclave, close to the Jurong Innovation and Lake Districts and the upcoming Tengah Town. It has access to three MRT stations: Bukit Gombak on the North-South Line, along with Tengah Plantation and Tengah Park on the Jurong Region Line. The latter two stations are scheduled to be completed in 2028. The development is also well-connected to other parts of Singapore via the Pan Island Expressway and Kranji Expressway nearby.

Nearby amenities include a community club, polyclinic and a bus interchange at the upcoming nearby Tengah Town. In addition, there are multiple educational institutions nearby including the future Anglo-Chinese School (Primary), future Bukit View Primary School, Dazhong Primary School, St Anthony’s Primary School, Dulwich College, Millennia Institute and Swiss Cottage Secondary School.

Lumina Grand marks CDL’s 11th EC project.  According to the developer, the project will be the second EC to achieve the Building and Construction Authority’s Green Mark Platinum (Super Low Energy) rating after Copen Grand, CDL’s joint-venture EC project with MCL Land in Tengah Town. The 639-unit project, which was the first EC launch in Tengah Town, commenced sales in October 2022 and is fully sold.
