Living in an urban jungle like Singapore, it is rare to find a place where one can leave behind the hustle and bustle of the city. Unless you are one of the lucky residents among the 164 units in The Arcadia condominium that offers a luxe and lush sanctuary nestled amidst the forests off Adam Road.

The Arcadia is in prime District 11 along the scenic Arcadia Road, lined with heritage trees. It features a unique stepped-back terrace design that converges at the top, reminiscent of The Shangri-La Hotel’s garden wing.

The Arcadia is popular among expatriates as its generous size suits their lifestyle, says the seller, who is also offering a leaseback option for him to rent the unit in its existing condition for three years plus an optional two years.

Completed in 1983, the leasehold property has 54 years remaining of its 99-year lease. It is located within the Core Central Region, about a 10-minute drive from downtown Orchard Road. With an estimated monthly rental value of around $15,500, this works out to about 3.2% in potential rental yield.

The one-of-a-kind condominium has garnered positive media coverage thanks to its unique design that blends well with its heritage surroundings, making it worthy of conservation. This spurred the condominium committee to write to the authorities to designate the condominium as a heritage site, an application they later withdrew. Still, The Arcadia, with an enormous land size of 37,804 sq m, is a gem for developers to increase their land bank, raising the potential for an en bloc sale.

Just like a landed property

The condominium’s open design concept adds to its landed property effect. The units are well served by individual lift lobbies shared between two units in a wide open lobby with a central airwell that provides cross ventilation.

A large foyer area at the entrance provides an excellent spot to chill out in style. It leads to the spacious living area with marble flooring and extends to the patio, the seller’s favourite place for breakfast and barbeque parties. Similar to a landed property, a back gate provides direct access to the internal garden and facilities.

The owner enjoys taking walks within the estate’s well-landscaped expansive grounds for his daily exercise. The property is also well-served by a comprehensive range of facilities, including a clubhouse, upgraded swimming pool, fitness gym, and well-maintained tennis and squash courts.
