Lentor Mansion clinches six awards with iconic colonial bungalow-inspired design

In its debut at the EdgeProp Excellence Awards 2024, Lentor Mansion clinched a whopping six awards — the highest number of awards given to a single development this year.

The project secured the Top Development, Landscape Excellence, Design Excellence, Marketing Excellence, Showflat Excellence, and People’s Choice (residential, uncompleted) awards.

Since its launch in March, the residential development in the Lentor Hills estate has been charting one accomplishment after another. The 533-unit development is the top-selling project this year in terms of number of units sold, clocking an impressive take-up rate of 75% (400 units) on its launch weekend. Based on caveats lodged as at Nov 5, Lentor Mansion is 91% sold at an average price of $2,271 psf.

Lentor Mansion is jointly developed by mainboard-listed real estate group GuocoLand and Hong Leong Holdings.

Lentor Mansion is the fifth and latest condo to be launched in the estate. GuocoLand’s 605-unit Lentor Modern was the first project launched in the estate in September 2022. It was followed by the 598-unit Lentor Hills Residences and the 474-unit Hillock Green in 2023. This year, saw the launch of the 267-unit Lentoria followed by Lentor Mansion. Next year, should see the launch of the 477-unit Lentor Central Residences, a joint venture project by CSC Land, Hong Leong Holdings and GuocoLand.

Lentor Hills estate is expected to be a much sought-after private estate once the developments and amenities are completed. The Lentor MRT Station on the Thomson-East Coast Line opened in August 2021, and is integrated with Lentor Modern. It is also within walking distance of the other neighbouring private condos at Lentor Hills.

Unique colonial-inspired design

Lentor Mansion’s design draws heavily on black-and-white colonial bungalows and its surrounding natural environment, creating a striking architectural presence that blends seamlessly with the surrounding landscape. GuocoLand group CEO Cheng Hsing Yao says the design concept was deliberately chosen to make the project stand out from the many other projects in the area.

“From an architectural perspective, we also wanted to have an iconic structure that would make our project more memorable,” Cheng adds in a recent interview with EdgeProp Singapore. This was the reason behind the black-and-white bungalow-inspired entranceway that greets residents and visitors. Its mock Tudor style pays tribute to Singapore’s heritage colonial bungalows.

At the end of the driveway stands an iconic structure: Lentor Mansion’s double-storey clubhouse. Known as “The Mansion,” this black-and-white clubhouse serves as the development’s grand drop-off point. It features elements of colonial architecture, including an expansive verandah, and offers multiple function rooms, a gym, and lounge areas.

The developer also leveraged good landscaping to make Lentor Mansion more unique and aesthetically appealing. The project has three 16-storey blocks, each featuring a sky terrace on the eighth floor. The terraces offer ample seating among lush greenery, providing spaces for residents to gather or for those who wish to work in a secluded outdoor setting.

Inspired by tropical modern architecture and colonial bungalow design, the tower blocks feature full-height windows and glass sliding doors leading to balconies. These elements facilitate cross-ventilation, helping to maintain cool indoor temperatures and reducing reliance on air conditioning. Additionally, the design allows ample natural light to flood in, minimising the need for artificial lighting during the day and thereby reducing energy consumption.

Flexible units

Lentor Mansion offers a range of units from two- to five-bedroom configurations, with sizes spanning from 527 to 1,507 sq ft. Notably, it is the first development in Lentor Hills Estate to provide five-bedroom units.

Renowned local architectural firm ADDP Architect designed the units at Lentor Mansion with flexibility in mind. For instance, all two-bedroom units in the development have an efficient dumbbell layout. This provides ample space for small families and young couples. The master bedroom is also spacious enough for a king-sized bed.

Three-bedroom units come with eight different layouts. Some units include a flexible room adaptable for use as a hobby or activity space. All three-bedroom units feature a spacious, enclosed kitchen designed for intensive cooking.

The larger four- and five-bedroom units feature adaptable dining areas that can be expanded to accommodate large gatherings and multi-generational living. Additionally, one of the bathrooms in these units is strategically located near the entrance, rather than adjacent to the kitchen or household shelter. This placement allows guests to access the bathroom without passing through the kitchen.

Facilities at the development cater to diverse family needs

Showflat and marketing excellence

Lentor Mansion received both the Showflat Excellence and Marketing Excellence awards this year. The Showflat Excellence award acknowledges the project’s effective demonstration to potential buyers, evaluated on criteria such as space utilisation, creativity, overall uniqueness, and practicality.

The Marketing Excellence award assesses factors including marketing strategy, implementation of  technology, sales performance and other value-added services and tools.

Sky Seah, a senior lecturer at the National University of Singapore Business School’s Department of Real Estate and a judge on this year’s awards panel, expressed her admiration for the sales gallery’s grandeur, notably inspired by the site’s undulating terrain. She highlighted that the stepped landscaped plaza at the entrance enhances this sense of grandeur from the outset.

Units and facilities cater to diverse family types

Lentor Mansion benefits from its proximity to amenities, including the 96,000 sq ft retail mall at the adjacent Lentor Modern — the only mixed-use integrated development in Lentor Hills Estate — also developed by GuocoLand. Both Lentor Mansion and Lentor Modern feature childcare centres.
