Leedon Green hits new high of $3,133 psf

SINGAPORE (EDGEPROP) - Among condominiums that hit a new psf-price high during the period of Oct 7 to 22, Leedon Green topped the list when a 700 sq ft, two-bedroom unit on the 11th floor was sold for $2.192 million, or $3,133 psf, on Oct 18.

The unit, which was purchased from the developer, beats the previous psf-price high logged in June when a 700 sq ft unit was sold for $2.156 million ($3,081 psf). It also marks the first time prices at the development crossed the $3,100 psf threshold.

Leedon Green is a freehold development located along Leedon Heights, off Farrer Road, in prime District 10. Jointly developed by MCL Land and Yanlord Land, it was launched in January 2020 and is slated for completion in 2023. There is a total of 638 units spread across seven 12-storey blocks. Units start from 474 sq ft for a one-bedroom apartment and 2,680 sq ft for a four-bedroom apartment.

Following Leedon Green’s launch in January 2020, 35 units were sold during the month at a median price of $2,782 psf. Since then, Leedon Green’s take-up rate has accelerated, accompanied by an increase in prices. In November 2021, prices at the development crossed the $3,000 psf threshold for the first time when an 818 sq ft unit was sold for $2.468 million ($3,017 psf). Since then, 12 other units have been sold at prices above $3,000 psf.

Based on caveats lodged, 478 units at Leedon Green have been sold to date, which translates to a cumulative take-up rate of about 75%.

One Devonshire is another development that saw a new psf-price high during the period in review, when a 1,195 sq ft three-bedder on the eighth floor changed hands for $3.25 million, or $2,720 psf, on Oct 11.

One Devonshire is a freehold condominium along Devonshire Road, close to Orchard Road in prime District 9. Developed by Allgreen Properties, it was completed in 2011. It has a total of 152 apartments housed in a single 36-storey tower. Units include a mix of two-, three- and four-bedroom apartments ranging from 904 to 4,876 sq ft.

The unit sold on Oct 11 is the only apartment at One Devonshire to change hands so far this year. The most recent transaction prior to this was in November 2021. A 2,400 sq ft unit on the 25th floor fetched $6.32 million, or $2,633 psf, which was also the previous psf-price high for the development.

One Devonshire is within walking distance of Somerset MRT Station on the North-South Line, as well as malls along the Orchard Road shopping belt such as Orchard Central, 313@somerset and Orchard Plaza.

Dunearn 386 also hit a new psf-price high during the period in review following the sale of a 646 sq ft unit on the second floor for $1.688 million ($2,614 psf) on Oct 22. The unit, which was purchased from the developer, beats the previous psf-price high set just a couple of weeks earlier when a 646 sq ft unit fetched $1.654 million ($2,561 psf) on Oct 7.

Dunearn 386 is a freehold development by Roxy-Pacific Holdings located along Dunearn Road in District 11’s Bukit Timah area. Launched in July 2019, the boutique development comprises just 35 units within a five-storey block. It has one-, two-, four, and five-bedroom units ranging between 452 and 1,163 sq ft.

The unit sold on Oct 22 marks the last unit available for sale at Dunearn 386, and the development is now fully sold. Dunearn 386 is located within walking distance of a number of amenities, including the Serene Centre shopping mall, Coronation Shopping Plaza, and Adam Road Food Centre. It is also a 10-minute walk away from Botanic Gardens MRT Interchange Station, which serves the Circle and Downtown Lines. No new psf-price lows were recorded during the period.
