The launch of Leedon Green was one of the most anticipated new project launches in 2020. Constructed from the former Tulip Garden, the freehold site comes with a highly desirable prime District 10 address and boasts the largest land parcel in the area to be recently redeveloped.
The project is jointly developed by established real estate developers MCL Land and Yanlord Land. The collaborative efforts of these two developers have created the most desirable new freehold residential development in the area.

Since its launch in January 2020, the 638-unit development has continued to draw in discerning homebuyers and investors. According to a compilation by ERA Realty Network, based on data from URA, Leedon Green, beat out most of the freehold projects in the area that launched in the same year and became the best-selling freehold development in District 10 in that year (see chart).

“One of the biggest draws of Leedon Green is its freehold status. As there is a limited supply of freehold residential sites in Singapore, many buyers see such properties as an asset for wealth preservation and legacy planning,” says Dominic Lee, head of the luxury team at PropNex Realty.
He adds that freehold properties tend to retain their value better over time as they are not affected by lease decay.
Another reason Leedon Green is the most desirable new project in District 10 is that it offers a variety of unit layouts that appeal to homebuyers and investors. With apartments ranging from one- to four-bedrooms evenly distributed across seven residential blocks, the development presents desirable homes for singles, young couples, and families alike. The developer is currently running a limited-time star-buy promotion for selected units.

The promotion, which has been limited to one- to three-bedroom types, sees one-bedroom and one-plus-study bedroom units going from $1.23 million, offering promising opportunities to investors.
Singles and couples looking for a new home in the area would also find the price of two-bedroom and two-plus-study bedroom units, priced from $1.61 million, to be attractive while families on the lookout for a more spacious abode can consider the three-bedroom units, which are being sold from $2.35 million.

Though not part of the promotion, the four-bedroom apartments, being offered from $3.83 million, remain open to interested buyers.
Leedon Green has resonated with many homebuyers and the condominium continues to sell units at a regular pace each month. It is also the best performing development among all of the freehold projects launched in District 10 in 2020.

According to Lee, most of the buyers at Leedon Green are locals with some buying interest from foreigners. “For a freehold luxury project in District 10, we think Leedon Green’s pricing is considered attractive compared to other projects in the district,” he says. He adds that the development’s location at the fringe of the Good Class Bungalow Area further lends it an air of prestige and privacy.
Leedon Green boasts a coveted address on Leedon Heights in the prime District 10. The main entrance to the development is located along Leedon Heights while a secondary entrance leads to Holland Road. This provides convenience for residents and enhances the last mile connectivity.
The development enjoys island-wide accessibility through Farrer Road, Bukit Timah Road, Lornie Highway, and the Ayer Rajah Expressway. The Farrer Road MRT station on the Circle Line is an 8-minute walk from the development. The Orchard Road shopping belt is also easily accessible and is less than a 7-minute drive from Leedon Green.
Families with school-going children will find the development appealing given its proximity to popular schools and educational institutes, including Nanyang Primary School, Anglo-Chinese School (Independent), Fairfield Methodist School (Secondary), and St. Margaret’s Secondary School.

Leaning into the luxurious lifestyle offered at Leedon Green, the development is also close to the popular eateries and gourmet grocers at Dempsey Hill, which is less than a 4-minute drive away. The upmarket enclave is a popular weekend destination where diners frequently have brunch at places such as P.S Café at Harding and COMO Dempsey.

The developers have also carefully considered the extensive, 326,764 sq ft site and have balanced the built-up areas with the landscape. The site coverage is less than 30% of the land and close to 70% is dedicated to green spaces, facilities and landscaped areas.
The sprawling grounds of the site and the distribution of the structures also means that the blocks are more widely spaced apart. At Leedon Green, the distance between some residential blocks can span as wide as 80 metres, enhancing the overall privacy residents will enjoy while in their homes.

The verdant greenery throughout the site will be complimented with water elements in the form of three swimming pools – the Grand Pool, the Lap Pool, and the Play Pool. Other facilities include private Jacuzzi cabanas, two club lounges, and a themed spa zone.

Ernestomeda kitchen cabinet set is imported from Italy and paired with a German-made Liebherr refrigerator. Some units also come with an integrated dishwasher and luxury Liebherr wine fridge.
The attention to detail also extends to bathrooms which come with sanitary wares from Italian brand Antonio Lupi, and the luxury fittings are sourced from German makers Hansgrohe and AXOR.
The three- and four- bedroom units feature marble floors at the living and dining areas and all the bedrooms are finished with engineered timber flooring.
