Surrounded by low-rise houses and set against the lush Lower Peirce Reservoir Park, Lattice One is a new, 48-unit, freehold condominium by established developer TEE Land. Located within the tranquil Sembawang Hills neighbourhood, Lattice One is the only new development for sale in the area today and is close to the many lifestyle spots and amenities in the area.
Its proximity to popular schools, excellent transport connectivity, and tranquil setting make the development an attractive choice for homeowners and investors. These include young families and landed homeowners who look to “right-size” their property, and also want to enjoy the surrounding nature.
The connectivity around the development will be enhanced when the Bright Hill and Upper Thomson MRT Stations on the upcoming Thomson-East Coast Line are completed, and that section of the line is expected to be completed by the end of this year.

The Bishan-Ang Mo Kio locale is peppered with a wide variety of food options, from affordable food fare at Sembawang Hills Food Centre to trendy cafes along Upper Thomson Road. Located on Seraya Crescent off Upper Thomson Road, Lattice One is close to some of the best food options in the neighbourhood.
The popular Sembawang Hills Food Centre is just across the road from Lattice One, and the hawker centre hosts many stalls that serve a wide range of affordable local cuisines.
Lattice One is close to other eateries and shopping malls such as Shunfu Mart Food Centre, Sin Ming Plaza, and Bishan North Shopping Mall.
Straddling the mature estates of Ang Mo Kio and Bishan, Lattice One is close to several popular shopping malls. Some of the closest malls are Thomson Plaza, AMK Hub, and Junction 8 which are a few minutes’ drive from the development. For many long-time residents of the area, Thomson Plaza is a frequent go-to destination for shopping, food, and their weekly groceries. Meanwhile, AMK Hub serves as the neighbourhood hub for residents in Ang Mo Kio, and is connected to the Ang Mo Kio MRT Station on the North-South Line.
Young families have been drawn to the development because it is within two km of Ai Tong School, Anderson Primary School, Ang Mo Kio Primary School, and Mayflower Primary School. Other popular schools close to the condo include CHIJ St Nicholas Girls’ School, Mayflower Secondary School, and Peirce Secondary School.
Meanwhile, medical and healthcare facilities such as Mount Alvernia Hospital, Thomson Medical Centre, and Novena Medical Hub are also nearby.
There are many parks and recreational spaces around Lattice One, including the Tree- Top Walk in the nearby MacRitchie Reservoir Park. The free-standing suspension bridge between Bukit Peirce and Bukit Kalang in the park is the first of its kind in Singapore, and offers views of the forest canopy. There is also Lower Peirce Reservoir Park, which features a boardwalk through the forest and along the edge of the reservoir, and the popular Bishan- Ang Mo Kio Park.

Lattice One was launched for sale in June last year and is more than 60% sold to date. The 48-unit development comprises a mix of two to four-bedroom unit types of 538 sq ft to 1,184 sq ft. Today, the average selling price is about $1,800 psf.
All of the two-bedroom units are fully sold and the condo has attracted both investors and owner-occupiers. Some buyers are longtime residents of the nearby Sembawang Hills landed housing estate, including empty-nesters looking to “right-size” their home.
The development has also attracted couples and young families, especially those who grew up in the neighbourhood and are looking for a new home in the Upper Thomson area.
