The Newton area has long been popular for its proximity to the Orchard shopping belt and the CBD. The upscale neighbourhood enjoys ample connectivity, with main thoroughfares Bukit Timah Road and Dunearn Road providing easy access to the Central Expressway (CTE), while the Newton MRT Station serves as an interchange for the Downtown and North-South Lines.
Despite its location close to the city centre, the Newton area retains a serene vibe, thanks to its surroundings which predominantly comprise residential neighbourhoods, including the prestigious housing enclaves in Bukit Timah. Newton’s steady popularity as a residential neighbourhood comes partly from its proximity to Novena, an established medical precinct known for top-notch medical and research facilities such as Tan Tock Seng Hospital, Novena Medical Centre, Mount Elizabeth Novena Hospital and National Neuroscience Institute of Singapore. Novena is also home to commercial developments such as Velocity @ Novena Square and the Square 2 Mall.
The precinct is undergoing a major urban transformation as part of the Health City Novena master plan. Under this plan, new and existing healthcare buildings in the precinct will be interlinked by sky bridges and pedestrianised streets to create a mega-integrated healthcare development.
Targeted for completion in 2030, the 17ha healthcare hub will be the largest in Singapore and is expected to accommodate more than 30,000 people per day. Correspondingly, homes in the Newton and Novena area are anticipated to benefit from the larger catchment of medical and ancillary workers.

It will also feature dedicated bus lanes, cycling trunk routes and pedestrian paths.

Besides alleviating traffic along the CTE, road commuters to the city are anticipated to see shorter commute times. According to the Land Transport Authority, bus commuters are expected to save an average of 10 to 15 minutes.
The ongoing rejuvenation of the Orchard Road shopping belt within the wider central region is also expected to have advantageous ripple effects on the Newton-Novena area. Combined with the redevelopment of older properties in the Newton area, the healthcare and expressway projects will collectively uplift the neighbourhood. This will translate to healthy capital and rental appreciation for properties in the area, including Kopar at Newton.
Indeed, select developments in Newton-Novena have already started demonstrating a strong upward trajectory. The transaction provides a new benchmark for the neighbourhood and is indicative of the positive price trends.
