A 2,013 sq ft unit at 8 Napier changed hands for $6.44 million, or $3,200 psf in Jan 2016. This was the second transaction in 2016 which crossed the $3,000 psf mark. The other transaction was for a 2,852 sq ft unit at The Orchard Residence, a 99-year-leasehold project above Orchard MRT station.
Last year, there were 44 private non-landed transactions which crossed $3,000 psf. A majority 27% or 12 caveats were from Scotts Square.
8 Napier’s immediate vicinity comprises several embassies, Gleneagles Medical Centre and Singapore Botanic Gardens. The development is within 200m from the upcoming Napier MRT station of the Thomson-East Coast Line, which is expected to be completed by 2021.
