JUST SOLD: Four over $900,000

Just over a week ago, three five-room HDB flats and one five-room DBSS unit were sold at over $900,000.

The most expensive transaction was at $968,000 for a 1,259 sq ft five-room HDB flat at 18C Holland Drive, Buona Vista Court. Completed in 2012, the property is located across the road from Holland Village and within 500m from both Holland Village MRT station of the Circle Line and Buona Vista MRT Interchange.

Excluding transactions at Pinnacle@Duxton, which makes up 9 out of the 19 transactions that crossed the $900,000 mark, as well as transactions for Maisonettes and DBSS units, the $968,000 transaction is the highest transaction for a HDB flat this year.

The second highest transaction was for a 42 year old, 1,345 sq ft five-room HDB at 1 Queen's Road in Bukit Timah. The unit was transacted at $928,000, making it the second highest HDB transaction in Bukit Timah this year. Another unit on a higher floor of the same block was sold at $950,000 in January.

1 Queen's Road is located right at the doorstep of Farrer Road MRT station of the Circle Line, in an area filled predominantly with private residences.

A 1,184 sq ft five-room HDB flat at 52 Strathmore Avenue, Forfar Heights, is third on our list at $925,000. Forfar Heights, completed in 2006, is located beside Queenstown MRT station of the East West Line.

Separately, a five-room DBSS in Kallang was sold for $923,000. The unit at located in City View@ Boon Keng, which was completed in 2011 and is within 200m from Boon Keng MRT of the North East Line.
