Jewel of Balmoral hits new high of $2,200 psf

SINGAPORE (EDGEPROP) - In this column, we look at condominium projects that have achieved new highs in terms of psf prices and those that have seen new lows. This is based on URA Realis data for the period of Feb 14 to 22.

Highest psf price

Jewel of Balmoral hit a new psf price high when a 1,346 sq ft unit changed hands for $2.96 million or $2,200 psf on Feb 18. The unit sold was a three-bedroom apartment on the seventh floor. It was previously acquired for $2.02 million, or $1,501 psf in August 2016.

Jewel of Balmoral is a 16-unit freehold apartment located at Balmoral park in District 10. Completed in 2000, the development comprises of a single 10-storey tower.

The property is approximately 500m away from Stevens MRT station on the Downton Line while the Orchard Road shopping belt is a 10-minute drive away.

Another development that saw a new psf price high is The Mercury, after a 635 sq ft unit on the 16th floor was sold for $1.34 million or $2,110 psf on Feb 18. The freehold unit sold is a one-bedder that comes with a study area.



The unit sold was previously acquired for $1.09 million, or $1,713 psf in May 2017.

The Mercury is located on Shanghai Road in District 10. The single residential tower has a total of 67 units spread across 18 floors. Orchard Road is less than 10 minutes’ drive away, while other nearby amenities include the Great World and Valley Point shopping malls.

New lows

No new psf price lows were recorded for the week.
