How Tropicana Corporation Berhad is redefining the property landscape in Johor and beyond

Tropicana Corporation Berhad has carved a reputation as one of Malaysia’s leading property developers. For the last 45 years, the Bursa Malaysia-listed company has continuously delivered townships and property developments that have transformed the housing landscape.

The company is particularly known for pioneering the gated community and resort-style living concept in Malaysia. In the 1990s, the group launched the upscale Tropicana township in the Petaling Jaya area, anchored around the 625-acre Tropicana Golf and Country Resort. Following a successful launch, the Tropicana township expanded, cementing its position as the much sought-after neighbourhood it remains today.

Since then, Tropicana has continued delivering visionary projects across the country built on quality homes, iconic developments and spaces that facilitate thriving communities. Today, the company has a generous landbank of 1,612 acres across Malaysia worth an estimated gross development value (GDV) of RM109 billion ($33 billion).

The group’s extensive list of ongoing projects covers a multitude of property types, from landed homes and apartments to serviced suites, retail units, shops and offices.  The portfolio also cuts across a broad range of locations such as Puncak Alam and Kota Kemuning in Selangor, Genting Highlands in Pahang, Langkawi and Johor.

In addition to delivering large-scale township projects over the last 45 years, Tropicana has diversified into other areas such as hospitality, retail and education.



Making its mark in the South

While Tropicana Golf & Country Resort marked an indelible milestone in the Malaysian property landscape, Singaporeans may be more familiar with Tropicana’s swathe of projects in Johor. For nearly 15 years, the group has been at the forefront of a new wave of developments that have taken place in the southern Malaysian state.

In 2010, Tropicana launched Tropicana Danga Bay, a 37-acre waterfront township with residential, office, and commercial properties. The following year, the group launched the 227-acre Tropicana Danga Cove mixed-use development.

In recent years, the group has continued ramping up activity in Johor. Last August, Tropicana sold a 68.5-acre parcel of prime freehold land in Gelang Patah to Japan’s NTT Data Group for RM383 million, with the latter slated to develop a state-of-the-art data centre on the site.

In October, the group sold another plot of freehold land in Gelang Patah measuring 38.5 acres for RM240 million. The land was sold to Computility Technology Malaysia, a subsidiary of Beijing-based ZData Technologies, which intends to use the site to develop a regional data centre hub.

Tropicana has also made significant moves on the residential front in Johor. Last November, the group unveiled Skypark Kepler, a branded residence comprising twin towers of 54 storeys that will be managed by global hospitality company Banyan Group. A private preview of Skypark Kepler was held in Singapore, drawing over 600 visitors.

Groundbreaking Johor projects

Skypark Kepler marks the first branded residential development in Johor. The luxury project also sets the stage for Lido Waterfront Boulevard: a 163-acre, RM80 billion waterfront township being developed by Tropicana in Johor Bahru.

Lido Waterfront Boulevard is strategically located about 10 minutes away by car from the Bukit Chagar station on the upcoming Johor Bahru-Singapore Rapid Transit System (RTS) Link. The development, which incorporates various live-work-play elements, offers a seamless blend of urban sophistication and seafront living close to Singapore. Its vast amenities include a 2.5km coastal boardwalk, a 32-acre park, 5G infrastructure and more.

As the first phase of Lido Waterfront Boulevard, Skypark Kepler will have 1,596 fully-furnished designer residences comprising one- to three-bedroom units with sizes ranging from 463 to 807 sq ft. The units are priced from RM790,000 (RM1,800 psf).

Residents will enjoy global benefits from the Banyan Group including the Banyan Living rental programme, which grants owners the option to rent out their units through the group’s rental platform. They will also have access to the Banyan Sanctuary Club programme, which offers discounts to Banyan Group properties worldwide.

Not far from the Johor city centre, Tropicana is developing another large-scale development called Tropicana Uplands. Located in the Gelang Patah area, about a 25-minute drive from Johor Bahru, the sprawling 314-acre township includes a mix of residential and commercial spaces, along with central community parks, educational facilities and green recreational amenities.

The township’s first residential precinct, Aster Heights, received a strong response upon its launch in 2022, with all 193 double-storey terrace homes snapped up. Last November, the group launched Fraser Heights, the latest residential phase at Tropicana Uplands featuring 518 terrace homes. With land sizes between 18 ft by 65 ft and 18 ft by 70 ft, each home includes four bedrooms, three bathrooms, a fully extended kitchen, and a double car porch.

Signature developments

Besides its projects in Johor, Tropicana continues to push boundaries with its developments in other parts of Malaysia.

Closer to Klang Valley, the developer’s ongoing projects include Tropicana Aman, an 863-acre township in the Kota Kemuning area. Built around the 85-acre Central Park, the township’s master plan incorporates expansive green spaces and a recreational hub with facilities such as a pool, gym, courts and banquet hall.

In Puncak Alam, Tropicana Alam is a 362-acre integrated development with lifestyle and commercial components. Last year, Tropicana launched phase 1 of Avisa Residences at the township, comprising 431 units of terrace homes that saw a 70% take-up within the first seven months upon launching.

Within the wider Malaysian property landscape, Tropicana’s Journey Collection provide a unique opportunity to own a home in two of Malaysia’s popular holiday destinations: Langkawi and Genting Highlands. Offering an indulgent resort experience, the Journey Collection allows owners access to a luxury home with hotel-grade facilities and services.

Tropicana Grandhill is nestled within the rolling hills of Genting Highlands. Situated about 40 minutes by car from Kuala Lumpur, the 112-acre project is part of the larger 596-acre Tropicana WindCity development. Other upcoming projects in Tropicana WindCity include Tropicana Paradise which is earmarked for hilltop villa lots; and Tropicana Avalon which will include Breez Hill Shoppes, an al fresco-style lifestyle hub.

Tropicana Grandhill’s first residential offering is the TwinPines Serviced Suites. Consisting of two towers of 55 and 56 storeys, the project has 1,443 units ranging from cosy studios to expansive four-bedroom units. Residents will have access to wellness amenities including a heated outdoor pool, spring jacuzzis, a gym and a yoga studio. It is also close to the Genting Highlands entertainment complex.

For those who prefer the beach, Tropicana Cenang is located on the vibrant shores of Pantai Cenang on the island of Langkawi. Ongoing projects in the 5.28-acre beachfront development include the Assana Serviced Suites, a 39-storey development with 831 sea-facing homes ranging from studios to four-bedroom units and resort-themed facilities. Also available is the Merissa Serviced Suites, offering 60 units of two- and three-bedroom residences.
