CITY-CENTRE GROWTH AREA
Under URA’s latest master plan, the city centre is expected to grow further, with more than 11 million sq ft of prime office space to be added in the Marina Bay precinct, on top of the existing 70 million sq ft in the central area.
Recent completions of prime office space in the CBD include the 890,000 sqft Guoco Tower. Standing at 290m, Tanjong Pagar Centre is the tallest landmark in Singapore and it's completion will be a catalyst for the transformation in the city-centre. It is located above the Tanjong Pagar MRT station, one stop from the Raffles Place MRT interchange station, a key transport hub in the CBD for rail commuters.
There are three locales that are five stops from this transport node: Aljunied, Newton and Queenstown. Condo prices average $1,829 psf* in the vicinity of the Newton MRT station and $1,574 psf* in the area around the Queenstown MRT station, year to date. By 2030, the city container terminals will be relocated to Tuas, freeing up a 1,000ha area — three times the size of Marina Bay — for the development of the Greater Southern Waterfront. ALJUNIED-PAYA LEBAR AREA
As part of the government’s decentralisation plans to provide jobs closer to homes and reduce congestion and commuting time to and from the city centre, Paya Lebar is set to become a major commercial centre. Paya Lebar Quarter, which fronts the Paya Lebar MRT interchange station, is a mixed-use development comprising a retail complex with 340,000 sq ft of space, or 200 shops, and three Grade-A office towers with a total of one million sq ft of space. The development, which is slated for completion between 2H2018 and 1H2019, will serve a working population of 22,000 and more than one million residents in the area.
SingPost announced last year that it was spending $150 million to construct a mall in Singapore Post Centre, located beside the Paya Lebar MRT station. The development is set to be Singapore’s first mall to incorporate e-commerce logistics solutions and have both online and brick-and-mortar shops. The mall will comprise four above ground levels and one basement, an eight-hall cineplex, SingPost's flagship post office, retail shops, as well as food and beverage outlets.
Other growth areas located around Sims Urban Oasis include Bidadari Estate and Kallang Riverside. Bidadari Estate is being developed into a public housing estate with green spaces and multiple transport links. The estate will feature a 10ha park and part of Upper Aljunied Road will be converted into a tree-lined heritage walk. URA announced in its previous master plan that 3.2 million sq ft of new office space will be added to Kallang Riverside. The developments in Kallang Riverside are designed to lead towards the Sports Hub and the adjacent Kallang Leisure Park, which are approximately an 8-minute drive from Sims Urban Oasis.
