SINGAPORE (EDGEPROP) - Developed by UOL Group, Principal Garden is located on Prince Charles Crescent in the sought-after Jervois Road neighbourhood, and was completed last year.
Befitting its name, close to 80% of the entire 268,713 sq ft site occupied by Principal Garden is an expanse of lush gardens, lawns, pools, and water features. The inspiration behind the development came from its proximity to the waterway of the Alexandra Canal as well as the Alexandra Canal Linear Park.
For this project, UOL aims to promote outdoor living and provide residents with 214,970 sq ft of ground space. A basement carpark with landscape deck also contributes to maintaining the uninterrupted ground space.

The 663-unit condo comprises four 24-storey residential blocks. Each block has a ground floor with double-volume height, and wide spaces between blocks enabled water features and landscaping to be incorporated into the ground-floor space to create a more pleasant environment.
The landscape is characterised by gently undulating lawns on one end of the site which lead to a vibrant flower garden. The positioning of the residential blocks against Alexandra Canal frees up the site to create an expansive foreground of open greenery and the greenery between the towers and Prince Charles Crescent ranges from 40m to 90m.

The double-volume ground floor elevates the height of units on the second floor 15m above the ground. This provides units from the second floor onwards with more privacy and views over the neighbouring low-rise developments. The north-south orientation of all the residential blocks also offers a good view of the surrounding neighbourhood.
However, the best view comes from the rooftop sky terrace on one of the blocks. An infinity pool looks out towards the Chatsworth Park Good Class Bungalow Area, and the view stretches on towards Napier Road and the lush Singapore Botanic Gardens. Other facilities on the rooftop deck include a lounge and dining pavilion, and a jacuzzi with views of the city centre.

Located between the four blocks are three lap pools ranging from 20m to 25m and 50m. Other facilities in the condo include a gym, a tennis court, barbeque pits, and a library. The clubhouse houses a wine cellar and lounge, an entertainment suite, a private dining room with kitchenette, and an outdoor dining terrace.
Nearly 73% of the units at Principal Garden are one- and two-bedroom units of 484 sq ft to 807 sq ft. The remaining units are a mix of three- and four-bedroom units of 1,076 sq ft to 1,572 sq ft, two- and three-bedroom dual-key units of 861 sq ft to 1,195 sq ft, and five-bedroom penthouses of 2,002 sq ft to 2,347 sq ft
There was positive response when Principal Garden was launched for sale in October 2015. The developer sold 109 units at an average price of $1,632 psf over its first two days of sales on Oct 30 and 31. The condo was also the top-selling project for the month. The entire development was fully sold by 1Q2018.
