Freehold strata house at Five Chancery for sale at $4.9 mil

SINGAPORE (EDGEPROP) - A freehold cluster house at Five Chancery will be put up for auction by Singapore Realtors Inc (SRI) at its next property auction on Jan 27, 2022. The two-storey bungalow will have an opening price of $4.9 million, which translates to $985 psf on the floor area.

However, it is also available for sale by private treaty — with an indicative price of $4.9 million — throughout December, as SRI has not scheduled an auction date this month. According to the property listing, the bungalow has a 4,973 sq ft floor area and comes with an attic, a basement and a private pool. The first floor features an entryway, a living room, a dining room and a wet kitchen. It also includes a powder room and a pool patio that leads to the private pool. The en suite junior master bedroom and two other en suite bedrooms are on the second floor.

Meanwhile, the en suite master bedroom and a roof terrace occupy the attic floor. The basement contains a private car park with two lots and a courtyard that leads to an entertainment room and an en suite guest room. A lift serves all four floors of the house.

Five Chancery is a freehold, strata landed development at 5 Chancery Lane in prime District 11. It has 12 detached bungalows and was completed in 2013. The development will appeal to families with school-going children because of its proximity to Anglo-Chinese School (Primary) and Anglo-Chinese School (Barker Road). It is also located in the Dunearn Road area, and is in the vicinity of Singapore Chinese Girls’ School, St Joseph’s Institution and Catholic Junior College.

The development is near Newton MRT Interchange Station on the Downtown and North-South Lines, as well as Novena MRT Station on the North-South Line. Also nearby are shopping malls such as United Square, Goldhill Shopping Centre, Velocity @ Novena Square and Square 2.

URA caveats show that Five Chancery is fully sold. The last unit sold by the developer was a 5,597 sq ft bungalow that was sold for $7.28 million ($1,300 psf) in January 2013. The most expensive unit was a 6,512 sq ft bungalow that was sold for $7.54 million ($1,158 psf) in July 2012. There have been no resale transactions at the development so far.

Located near Five Chancery is Barker Ville, a freehold cluster of nine semi-detached houses at 45 Barker Road. Built in 2010, it consists of four- to six-bedroom houses that range from 3,606 sq ft to 3,918 sq ft. The most recent transaction at Barker Ville was for a 3,864 sq ft, semi-detached house that changed hands for $2.5 million ($647 psf) in May 2019, while another 3,606 sq ft, semi-detached house was transacted at $2.95 million ($818 psf) in April 2019.
