SINGAPORE (EDGEPROP) - A semi-detached house along Vaughan Road off Upper Serangoon Road will be on the block on May 25, with a guide price of $5.5 million. It is an owner’s sale, says Mok Sze Sze, managing partner of SRI Auction, who is handling the sale. The property will be sold with vacant possession.
The property occupies a freehold land area of 5,647 sq ft, with a 10.4m-wide frontage along Vaughan Road. Based on the land area, the guide price works out to $973 psf. The land is zoned for two-storey mixed landed use under the Master Plan 2019. Based on caveats lodged, the property last changed hands in June 2013 for $4.7 million ($832 psf).
The two-storey house comes with a roof terrace and was completed in 1985. It has six bedrooms, with a total built-up area of about 7,000 sq ft. Given the existing home’s age and the sizeable land area, the site is ideal for redevelopment, says SRI’s Mok. "Subject to approval from the relevant authorities, the buyer can redevelop the property and construct a new detached home on the site," she remarks.

The two-storey house is part of Vaughan Garden, a mixed-use landed residential estate in District 13. Earlier this year, the property next door — another two-storey, semi-detached house — was sold in an auction by SRI for $6.3 million ($948 psf) on Feb 28. The property was an estate sale.
Before that, three properties in Vaughan Garden were sold last year. All three properties were terraced houses. In July last year, a house along Lorong Biawak with a land area of 3,168 sq ft fetched $4.63 million ($1,461 psf). In August, another house along Lorong Biawak with a land area of 3,182 sq ft changed hands for $5.26 million ($1,653 psf). Last December, a house with a land area of 3,067 sq ft was sold for $5.25 million ($1,712 psf).

Mok expects the site to garner strong interest given its freehold status, redevelopment potential, and location close to amenities. For example, the site is a six-minute walk to the Nex shopping mall at Serangoon Central, connected to the Serangoon MRT Station on the North-East and Circle Lines. “There are also many eateries and other amenities along Upper Serangoon Road,” she adds.
The property will appeal to families with schoolgoing children, given its proximity to several educational institutions, including Yangzheng Primary School, Zhonghua Secondary School and Nanyang Junior College — all located on Serangoon Avenue 3.
