A two-storey, freehold semi-detached house at Siglap Road will be offered for sale via auction. It sits on a land area of approximately 3,531 sq ft and is priced at $6.9 million, which translates to about $1,954 psf on the land area. An owner’s sale, the property will be auctioned by SRI on May 21.
The house will be sold with an existing tenancy ending in February 2026. This is the third time that the property has been put up for sale. It was previously put on the auction market in March and April at the same price of $6.9 million but did not receive any successful bids.
The property covers approximately 3,604 sq ft in built-up area and has four bedrooms across two floors. The first floor features a garden, car porch, living and dining areas, kitchen, en suite bedroom, and a helper’s room with a toilet. The second floor comprises an en suite master bedroom, two additional en suite bedrooms, and an outdoor terrace.

The house is in Opera Estate, an established, sought-after landed housing estate off New Upper Changi Road in District 15. The estate comprises a mix of two-storey bungalows, two-storey semi-detached houses, and two- and three-storey mixed-landed houses.
Based on resale caveats, the property was bought in 2019 for $3.3 million ($935 psf). Five landed homes have changed hands in Opera Estate this year, with prices ranging from $2.65 million to $5.3 million. For instance, a semi-detached house at 11 Taman Siglap was sold for $5.3 million on March 20, translating to $1,928 psf for the freehold 2,749 sq ft plot. Meanwhile, a terraced house at 7 Dafne Street was sold for $2.65 million on March 4, with the freehold 1,281 sq ft plot priced at $2,069 psf.

Data from EdgeProp Singapore, based on caveats from the past 12 months, show that landed homes in this neighbourhood typically sell for an average of $2,222 psf. Rental transactions over the same period suggest average rents ranging from $1.30 to $5.60 psf per month, implying a rental yield of approximately 1.8% for most landlords.
Several schools are located near the estate, such as St Stephen’s School at Siglap View and Opera Estate Primary School at Fidelio Street. Nearby MRT stations include the upcoming Siglap and Marine Terrace stations on the Thomson-East Coast Line and Kembangan and Bedok stations on the East-West Line.
