Two adjoining freehold residential redevelopment sites at Balmoral Road area has been put up for sale by public tender. One site is located at Balmoral Road while the other is on Ewe Boon Road.
Located within prime District 10, the two sites have a combined site area of approximately 57,349 sq ft. They are zoned as “Residential” usage with a gross plot ratio of 1.6 and a building height control of up to 12 storeys under the 2014 Master Plan. An estimated total development charge of approximately $31.5 million is payable to redevelop the combined site up to a plot ratio of 1.6.
Edmund Tie & Company, the appointed the sole marketing agent, is conducting a concurrent but separate tender for the two sites. Interested buyers may bid for either one or both plots. The tender exercise for both sites closes on April 20.
