SINGAPORE (EDGEPROP) - The owners of Dublin Lodge, a freehold landed development on Dublin Road in prime District 9, have launched their second enbloc attempt this year. The development was previously launched for sale in February this year with a reserve price of $67.55 million. (See potential condos with en bloc calculator)

This time the 27,020 sq ft site is on the market for $65 million and Cushman & Wakefield are the sole marketing agents. All the owners have agreed to the new sale price and an application to the Strata Titles Board for a sale order will not be required.

Dublin Lodge consists of eight terrace houses with floor areas that range from 2,562 sq ft to 2,583 sq ft. The site could be redeveloped into a single large, detached house, or subdivided into 10 individual terrace houses, subject to approvals.

The site is zoned Residential under the 2019 Master Plan and it sits within a two-storey mixed landed housing area. The neighbourhood consists of low-rise houses and shophouses featuring lifestyle shops and F&B businesses.

The site is a five-minute walk to Somerset MRT station on the North-South line, and it is a 10-minute drive to the Central Business District.

“This is a compelling opportunity to acquire a charming asset as landed housing opportunities at the fringe of Orchard Road are few and far between. Its prime central location, freehold tenure and most of all, its coveted address will be highly sought after,” says Christina Sim, director at Cushman & Wakefield’s Capital Markets team.

The Expression of Interest for the sale of Dublin Lodge will close on Jan 4, 2022.
