Freehold detached house in Seletar Hills Estate for sale from $16 mil

A freehold detached house in Seletar Hills Estate has been put up for sale by the owner for $16 million. The auction team at Knight Frank Singapore is the appointed marketing agent, and the property will be sold in an expression of interest exercise that closes on Sept 15.

The three-storey house with a basement sits on a 10,207 sq ft plot along Mimosa Crescent. The neighbourhood is part of a three-storey mixed-landed enclave off 5 Nim Road in District 28. This landed housing estate is bounded by Yio Chu Kang Road and Ang Mo Kio Avenue 5 and features several low-density landed neighbourhoods comprising terraced, semi-detached and detached houses.

The back of the northeast-facing bungalow faces the Mimosa Road playground, one of several public parks and playgrounds that dot the entire landed enclave. The house features a wide frontage of about 25.9m with space to park up to four cars.

The house, constructed a decade ago, comprises six bedrooms and a helper’s room. The bungalow’s ground floor consists of the living and dining room flanked by floor-to-ceiling windows. The view extends to the backyard with landscaping, a swimming pool, a timber deck and a pavilion.

Most of this area’s new landed housing supply was developed by mainboard-listed Bukit Sembawang Estates or privately-held Fairview Developments, a 50:50 joint venture between Tong Eng Brothers and Yeap Holdings.

Bukit Sembawang Estates has been active in Sembawang Hills Estate since the 1950s, developing over 4,500 landed homes in Seletar Hills and Luxus Hills. Its latest project is the 132-unit Pollen Collection at Pollen View, released for sale in 4Q2022.

Based on URA caveats, 26 units in the Pollen Collection have been sold to date. They range from a 1,615 sq ft terraced house that fetched $3.5 million ($2,168 psf) on April 23 to a 3,186 sq ft terraced house at 1 Pollen View, which the developer sold for $4.46 million ($1,400 psf) on July 20.

In January 2022, Fairview Developments completed its last strata-landed housing project at Belgravia Drive, consisting of 107 units. This project complements FairView’s earlier developments, including Belgravia Villas and Belgravia Green, all situated on Belgravia Drive.

Belgravia Ace has sold 82 units (76%), but developer sales data shows that the last new units sold by the developer were in April 2022. Units sold range from a 3,649 sq ft terraced house that was sold for $4.09 million ($1,120 psf) to a 4,370 sq ft semi-detached house that was sold for $4.6 million ($1,054 psf) on Jan 22 last year.

A tabulation of transactions by EdgeProp Singapore shows that the average price at Belgravia Green is about $1,122 psf, with units at Belgravia Villas going for about $971 psf. Homes in the Nim Collection, another landed development in this neighbourhood by Bukit Sembawang Estates, have also changed hands for approximately $2,058 psf.

Along Mimosa Crescent, the most recent detached house sale was 107 Mimosa Crescent for $10.8 million in March 2018. The house sits on a 10,204 sq ft plot, and the price translates to $1,058 psf on the land area. Another house, at 115 Mimosa Crescent, was sold for $12.5 million in November 2017. The 10,850 sq ft site was sold for $1,153 psf.

Seletar Hills Estate offers convenient access to amenities such as shopping centres like Greenwich V Mall on Seletar Road, Compass One at Sengkang Square, and Seletar Mall at Sengkang West Avenue. Nearby green spaces include Lower Seletar Reservoir and The Oval, a lifestyle enclave within Seletar Aerospace Park.
