The three-storey, corner terraced house on Countryside Road sits on a land area of 3,519 sq ft
SINGAPORE (EDGEPROP) - A three-storey corner terraced house at Countryside Road in the Lentor area in District 26 was sold for $5.01 million ($1,427 psf) at an auction on Aug 26. The property was a mortgagee sale, says Yvonne Lau, senior manager of sales and auction at ERA, who managed the auction sale.

The property had an opening price of $4.8 million, and after a bidding contest from three parties, the property was sold under the hammer for $5.01 million ($1,381 psf), which was $160,000 above the guide price of $4.85 million.
The house, completed in 1999, sits on a land area of 3,519 sq ft and has a built-up area of 4,000 sq ft. It comes with a roof terrace. The first floor features a living area with a 6m-high ceiling and glass panels that provide ample natural light. The study room, kitchen, dining area and utility room are also on the first floor. The lower second storey has two bedrooms with a shared bathroom. The master bedroom on the upper second storey has a 6m-high ceiling with a walk-in wardrobe and en suite bathroom. Finally, the third floor has another two bedrooms with a shared bathroom.
The house is located in a freehold landed development The Countryside, which Seletar Properties developed in the late 1990s. It features 245 terraced and semi-detached houses, with land sizes ranging from 1,817 sq ft to 6,399 sq ft. The Countryside is bounded by Lentor Avenue and Yio Chu Kang Road. Other landed developments in the vicinity include the 64-unit Banyan Villas, the 87-unit Florissa Park and the 185-unit Lentor Villas.
Based on caveats lodged, only one resale transaction occurred at The Countryside this year. In April, a terraced house on Countryside Road with a land area of 1,844 sq ft changed hands for $3.23 million ($1,752 psf). It was purchased for $2.15 million ($1,166 psf) in April 2013, meaning the owner netted a profit of $1.08 million.
Interest in the Lentor area has spiked since the Government sold two sites via the government land sales programme in 2021 and early this year. The first site at Lentor Central was sold to GuocoLand, which previewed the 605-unit Lentor Modern on Sept 2. It is an integrated development with a mall linked directly to the Lentor MRT Station (on the Thomson-East Coast Line).
The house at Countryside Road that was just sold at auction is located within a five-minute drive of the upcoming Lentor Modern.
The property will appeal to families with school-going children as it is near the Anderson Primary School, Mayflower Primary School and CHIJ St Nicholas Girls’ School (Primary). Lentor MRT Station is also within walking distance.
