SINGAPORE (EDGEPROP) - A freehold, two-storey conservation shophouse at 2 Saunders Road is up for sale via an expression of interest exercise (EOI) at $12.88 million. Located in the Emerald Hill Conservation Area close to Orchard Road, it occupies a land area of 2,162 sq ft zoned for residential use under the URA Master Plan 2019.
The corner shophouse has a built-up area of about 4,000 sq ft. It has four bedrooms, along with a maid’s room and a courtyard out front.

Lee Sze Teck, Huttons’ senior director of research, adds that the unit is “very attractively priced”. “In March 2023, a 3,127 sq ft shophouse near to 2 Saunders Road was sold for $18 million or $5,756 psf on the land area,” he points out.
