Botanika topped the psf price high set in the week of Aug 22 to Aug 29 at $5.32 million, or $2,535 psf for a 2,099 sq ft four-bedroom unit.
SINGAPORE (EDGEPROP) - Freehold condo Botanika, located along Holland Road in prime District 10, has achieved a new record psf price, beating a list of other condos that saw new psf-price highs between Aug 22 and 29. The new high at Botanika was chalked up with the Aug 28 sale of a 2,099 sq ft, four-bedroom unit for $5.32 million, or $2,535 psf.
This beats the previous high of $2,457 psf from the sale of a 2,605 sq ft, four-bedroom unit at Botanika for $6.4 million in May 2007.

Botanika is a boutique residential development by Premiera Development, a subsidiary of Tuan Sing Holdings. The project houses 34 units, comprising two- to five-bedders between 1,098 and 3,746 sq ft. The condo was completed in 2008.

The unit sold on Aug 28 is the first resale transaction recorded at Botanika in nearly two years. The last transaction occurred in October 2021, when a 2,906 sq ft unit fetched $6.5 million ($2,237 psf).

Pinewood Gardens also saw a new psf-price high after a three-bedder unit was sold for $3.05 million on Aug 25, which works out to $2,443 psf. This is the first time a unit at the development has transacted above the $2,400 psf threshold. It surpasses the previous psf-price high of $2,228 psf set in July last year when a 1,970 sq ft unit changed hands for $4.388 million.
Pinewood Gardens is a freehold condo along Balmoral Park in District 10 and was developed by City Developments. It was completed in 1990 and has 149 units, namely two- to four-bedders between 1,227 and 2,099 sq ft.

Over at freehold development Bellerive, the resale of a three-bedroom unit on Aug 24 for $3.9 million set a new psf-price high for the development at $2,323 psf. The previous high at Bellerive was $2,192 psf from the sale of a 958 sq ft, two-bedroom apartment for $2.1 million on Feb 14.
Bellerive is located along Keng Chin Road, off Bukit Timah Road in District 10, and was developed by Sing Holdings. Occupying a land area of 29,439 sq ft, it consists of 51 units.
The project was completed in 2011. It is within walking distance of the Stevens and Newton MRT Stations and well-established schools such as Singapore Chinese Girls’ School and Anglo-Chinese School (Primary).

No new psf-price lows were recorded during the period in review.
