Freehold coffee shop along East Coast Road for sale at $22.8 mil

EDGEPROP (SINGAPORE) - A freehold coffee shop at 936 East Coast Road is up for sale via expression of interest (EOI) at a guide price of $22.8 million, according to a press release from Savills on Oct 10.

Savills is the sole marketing agent for the property.

The 5,277 sq ft coffee shop is zoned for residential use with commercial use on first storey, a plot ratio of 3.0, and a building height control of four storeys. (Find Singapore commercial properties with our commercial directory)

The property has prominent street frontage along East Coast Road. It is approved for permanent F&B on the ground floor, while the upper floors are used as residential quarters.

The ground floor is currently leased to a coffee shop operator consisting of a total of 12 food stalls and one drink stall.

“Buyers could potentially redevelop it into a boutique residential project with ground-floor commercial lifestyle or retail units,” says Sophia Lim, the associate director of investment sales and capital markets at Savills.

The area is well served by retail and F&B options. Siglap Centre, Bedok Mall and Parkway Parade are within walking distance. Nearby schools include Victoria School, Victoria Junior College, St Patrick’s School, CHIJ Katong Convent and Temasek Junior College.

The EOI exercise will close on Nov 22 at 3pm.
