SINGAPORE (EDGEPROP) - A four-bedroom apartment at St Thomas Suites, located along St Thomas Walk in the Orchard Road area, will be put up for auction by Knight Frank on Jan 17. An owner’s sale, the property has a guide price of $4.65 million, says Karen Ker, assistant manager at Knight Frank, who is handling the auction. This is the second time the property will be put up for auction.
The unit measures 2,012 sq ft, which means the guide price works out to $2,311 psf. It is tenanted until July 1, and will be sold with the existing tenancy, says Ker. It has a private lift lobby which leads directly to the home’s entrance. A foyer opens to a living and dining area that overlooks a balcony with unblocked views of Orchard Road. There is a dry and wet kitchen, service yard, utility room and powder room. Two of the apartment’s four bedrooms are en suite.

St Thomas Suites is a freehold development by Frasers Property which was completed in 2010. Comprising two 33-storey towers, the development has a total of 175 units. Units consist of three- and four-bedders measuring between 1,819 and 2,605 sq ft; as well as loft and penthouse units measuring between 3,401 sq ft and 7,686 sq ft. Condominium facilities include a swimming pool, a tennis court and a clubhouse with a gymnasium.

The most recent apartment to change hands at St Thomas Suites is a 26th-floor, 1,819 sq ft unit that was sold for $4.15 million ($2,281 psf) on June 30, 2022. It marked the highest psf price achieved for a unit transacted at the development since January 2013, when another 1,819 sq ft unit was sold for $4.3 million ($2,364 psf). The highest psf price recorded at the development was in September 2011, when a penthouse unit measuring 7,686 sq ft was sold for $22.33 million ($2,905 psf).
Ker expects the property to generate interest from prospective buyers as it is within walking distance of the Orchard Road shopping belt and 400m away from Somerset MRT Station on the North-South Line. The property will appeal to families with school-going children as it is near River Valley Primary School at River Valley Green, AngloChinese School (Junior) at Winstedt Road and Alexandra Primary School at Prince Charles Crescent. Nearby secondary schools include Singapore Chinese Girls’ School at Dunearn Road and Gan Eng Seng School at Henderson Road.
