Four-bedder at Jadescape charts new high of $2,420 psf

SINGAPORE (EDGEPROP) - Jadescape topped the list of condos that saw new psf-price highs between Sept 28 and Oct 3. The new high of $2,420 psf came from the sale of a 1,421 sq ft four-bedder on the 21st floor which changed hands for $3.44 million on Sept 30.

This is the first time that a unit at the condo has crossed the $2,400 psf mark. The seller had bought the unit from the developer at $2.63 million, or $1,853 psf, making a net profit of $805,000 on the sale.

The Sept 30 transaction beats Jadescape’s previous high of $2,360 psf that was recorded from the resale of a 1,055 sq ft three-bedder on the 15th storey for $2.49 million on Aug 28.

The condo has seen a high volume of units changing hands, with a total of 64 resale transactions, to date this year. The units were sold at prices ranging from $1,955 psf to $2,420 psf, with an average price of $2,162 psf. This is 12% higher than the average price of $2,130 psf from the 62 resale transactions at the condo last year.

Completed in 2022, Jadescape is a 99-year leasehold condo at the junction of Marymount Road and Shunfu Road in Bishan (District 20). The development has 1,206 units across seven residential towers. It has one- to five-bedroom apartments that occupy 527 sq ft to 4,230 sq ft. The condo is within walking distance of Marymount MRT Station on the Circle Line.

Freehold Goldenhill Park Condominium, also in District 20, came in second on the list of condos that saw new psf-price highs. The new record of $2,246 psf follows the sale of a 1,313 sq ft three-bedroom unit on the 17th floor for $2.95 million on Oct 2.

The seller had bought the unit in a resale transaction for $1.60 million in March 2011. This means they made a net gain of $1.35 million on the sale.

This is the first time that the condo has gone past the $2,200 psf mark. It also beats the condo’s previous record of $2,158 psf. This was achieved on July 18, when a 1,335 sq ft, three-bedroom unit on the 15th floor changed hands for $2.88 million.

The condo has seen four transactions to date this year at an average price of $2,159 psf. On May 30, a 926 sq ft, two-bedroom unit on the 14th floor was sold for $1.99 million ($2,150 psf). Prior to that, a 936 sq ft, two-bedroom unit on the 12th floor changed hands for $1.95 million ($2,082 psf) on April 23.

Goldenhill Park Condominium is a freehold condo located on Mei Hwan Drive in District 20. Completed in 2004, the condo houses 390 units of two- to four-bedroom apartments occupying between 926 sq ft and 2,928 sq ft. The condo is across the road from Lorong Chuan MRT Station on the Circle Line. The New Tech Park industrial building is nearby, which features the NTP+ niche lifestyle mall.

Freehold Loft@Holland was the only condo to hit a new psf-price low during the period in review. The condo saw a new low of $1,417 psf upon the sale of a 980 sq ft one-bedder on the fifth floor for $1.39 million on Oct 3. The seller had bought the unit for $1.6 million in July 2018, thus suffering a net loss of $212,000 on the transaction.

This is the first time that the condo has dipped below $1,400 psf. It beats the condo’s previous psf-price low of $1,630 psf, which was recorded in February 2011. A 1,141 sq ft, one-bedder on the fifth floor was purchased from the developer for $1.86 million.

Loft@Holland has seen only three transactions to date this year, at an average price of $2,237 psf. On July 1, a 323 sq ft, one-bedroom unit on the fourth floor changed hands for $878,000 ($2,719 psf). On Feb 2, a 334 sq ft, one-bedroom unit on the fourth floor was sold for $858,888, or $2,574 psf.

Loft@Holland is a freehold condo on 151 Holland Road in District 10. Completed in 2014, the boutique development has 41 units in one residential block of five storeys. Most of the units are one-bedroom apartments of 323 sq ft to 484 sq ft. It also has one-bedroom-plus-study penthouses of 1,044 sq ft to 1,141 sq ft.

The development is within walking distance of Holland Village MRT Station on the Circle Line. It is served by many retail options nearby, including the One Holland Village shopping mall, Holland Road Shopping Centre, Raffles V medical and retail development, as well as the shops at Chip Bee Gardens.
