SINGAPORE (EDGEPROP) - HDB will launch another round of Build-To-Order (BTO) flats later this month. Of the four towns with available BTO flats, Bedok and Sembawang are expected to see intense competition. Unsuccessful applicants who are still keen to live in the two popular HDB estates should check out EdgeProp's sales listing for HDB flats.
Many three-room HDB flats in Bedok available for sale
At the time of writing, there were almost 50 unique listings for three-room HDB flats in Bedok, with asking prices ranging from $333,000 for a 699-sq ft low-floor unit at 32 Chai Chee Avenue to $488,888 for a 721-sq ft mid-floor unit at 1 Bedok South Avenue 1. The flats are located about 2km apart.
The higher asking price for the flat along Bedok South Avenue 1 could be due to its larger size and closer proximity to Bedok MRT Station and Bedok Mall. In addition, the flat is located just beside a market and hawker centre.
The flat along Chai Chee Avenue is also located within a comfortable walking distance to Bedok MRT Station and Bedok Mall, but there are no markets or hawker centres nearby. However, the flat is located within a 1km radius of the reputable St. Stephen's School.

Four-room HDB flats in Bedok
At the time of writing, there were almost 20 unique listings for four-room HDB flats in Bedok with asking prices under $500,000. A 990-sq ft mid-floor flat at 626 Bedok Reservoir Road has the lowest asking price of $450,000, while a 1,130-sq ft mid-floor flat at 55 Chai Chee Drive has the highest asking price of $499,000. Both flats are located about 1km apart and are a short drive from the Pan Island Expressway.
The flat along Bedok Reservoir Road is located a short walk away from Bedok North MRT Station, while the flat along Chai Chee Drive is about 800m away from the same MRT station.
Despite the closer proximity to the MRT station and Pasar Makan @ Reservoir, the flat at 626 Bedok Reservoir Road has a slightly lower asking price because of its smaller size. However, if a comparison is done on a unit basis, the flat along Bedok Reservoir Road has a higher asking price of $455 psf compared to the flat along Chai Chee Drive ($442 psf).

Limited number of available HDB flats in Serangoon
At the time of writing, there were fewer than 10 unique listings for HDB flats in Serangoon with asking prices under $500,000. A three-room low-floor flat at 303 Serangoon Avenue 2 had the lowest asking price of $395,000, while a three-room high-floor flat at 237 Serangoon Avenue 3 had the highest asking price of $499,999. Both blocks are only about 500m apart.
The flat at 237 Serangoon Avenue 3 has a higher price because it is a high-floor unit and is larger at 689 sq ft. In contrast, the flat at 303 Serangoon Avenue 2 is a low-floor unit with a smaller size of 646 sq ft.
The flat at 303 Serangoon Avenue 2 is within walking distance to Lorong Chuan MRT Station and has four primary schools within a 1km radius, including CHIJ Our Lady of Good Counsel and St. Gabriel's Primary School. Nanyang Junior College is a short walk away. The presence of numerous nearby schools makes this flat ideal for a couple with a school-going child.
On the other hand, Serangoon MRT Station, which is the nearest MRT station to 237 Serangoon Avenue 3, is almost 600m away, which could be considered outside a comfortable walking distance for some buyers. However, the flat has three primary schools and Nanyang Junior College within a 1km radius and is also situated across the road from a wet market.
