Preparatory measures have been proposed for a new residential development along Yung Ho Walk in Jurong East, near Jurong Lake Gardens. A proposed amendment to the 2019 Master Plan has allocated a gross plot ratio (GPR) of 4.6 to a 4.8ha residential site near Yuan Ching Road.
The development potential of this site was previously under detailed planning. This 4.8ha site is adjacent to another residential plot of about 5.2ha, but a proposed GPR for this site has not been released.
These sites were once home to the former Tang Dynasty City theme park. The now-defunct park, modelled after China’s Tang dynasty capital Chang’an, opened in 1992 as a $70 million project but closed in 1999. It was demolished, and the land was cleared in 2008.

Today, both residential sites are bordered by the Ayer Rajah Expressway (AYE) to the south and part of Jurong Lake Gardens to the north. This upcoming residential area is part of the Jurong Lake District, the largest business district outside the city centre.

The development of Jurong Lake District (JLD) is ongoing, and the tender for a 6.5-ha master developer site next to the existing Jurong East MRT Interchange closed in March. Two bids were submitted by a five-party consortium comprising CapitaLand Development, City Developments (CDL), Frasers Property, Mitsubishi Estate and Mitsui-Fudosan.
The JLD has also introduced three new private residential projects: The 368-unit J’den on Jurong East Central 1, the 306-unit The Lakegarden Residences and the 440-unit Sora on Yuan Ching Road.
