A five-bedroom bungalow along Cove Way in Sentosa Cove will be put up for auction by Knight Frank on March 21. An owner’s sale, the 6,786 sq ft plot has a guide price of $18.6 million. This translates to $2,740 psf based on the size of the land.
The two-storey detached house spans 5,290 sq ft and boasts a basement, attic, parking space for four cars at the front, and a private swimming pool. Positioned along one side of the house, the pool stretches from the side to the back.
The house, boasting floor-to-ceiling windows on the first floor, offers a panoramic view of the pool, marina waterway, and nearby bungalows on Pearl Island and Sandy Island. The first floor includes a dining area, kitchen and en suite bedroom. The second floor consists of the remaining bedrooms, including the en suite master bedroom and a dedicated family area.

This bungalow is located at the end of Cove Way in a cul-de-sac shared with six other bungalows. This section of Cove Way also features the main entrance to the 151-unit Seascape, beside the 302-unit Cape Royal at 25 Cove Way.

Based on resale caveats, the bungalow was previously sold for $13.68 million ($2,016 psf) in 2010. According to recent data, no other bungalows on this stretch of Cove Way have been sold in recent years. Instead, most bungalow resales on Cove Way have been near Cove Drive.
Among the transactions, 6 Cove Way was sold for $20 million ($2,268 psf) in May 2023, while 4 Cove Way was sold for $18.4 million ($2,057 psf) in March 2022. Along Cove Drive, the most recent sale was 102 Cove Drive at $14 million ($1,782 psf) on March 2, 2023. Additionally, 104 Cove Drive was sold for $17.4 million ($2,210 psf) on Feb 28, 2023.
Sentosa Cove is Singapore’s sole enclave where foreigners can purchase bungalows, but with recent price adjustments, locals have also seized the opportunity to acquire properties there.
