SINGAPORE (EDGEPROP) - All the owners of the eight strata terraced houses at Dublin Lodge have agreed to put up the property for sale. The two-storey strata terraced houses have a floor area averaging 2,562 sq ft to 2,583 sq ft. The houses sit on a site area of 27,020 sq ft. The land is zoned for development into a two-storey, mixed landed project under URA Master Plan 2019.

Located on Dublin Road, off Killiney Road in prime District 9, the site can be subdivided into 11 terraced house land parcels, subject to approval by the relevant authorities. Alternatively, it can be redeveloped into a single mansion, says Ian Loh, Knight Frank’s head of capital markets (land and building, collective and strata sales), the marketing agent for the property.
The owners of Dublin Lodge are looking at a reserve price of $67.55 million ($2,500 psf) for the site. According to Loh, such sites are rare, due to the limited supply of landed homes in the heart of the Orchard Road shopping district. The property is also within walking distance of Somerset MRT Station and Dhoby Ghaut MRT Interchange.
The tender for Dublin Lodge will close on April 6, 2021. As all the owners have agreed to the sale, no Strata Title Board approval is required for the sale.
