Duplex penthouse at Seascape for sale at $7.8 mil

SINGAPORE (EDGEPROP) - A four-bedroom-plus-study duplex penthouse at Seascape, a condo in Sentosa Cove, will be put up for auction on July 20 with a guide price of $7.8 million. It is an owner’s sale, says Mok Sze Sze, managing partner, auction at Singapore Realtor’s Inc (SRI), who is handling the sale.

The penthouse spans 4,133 sq ft, and the guide price works out to $1,887 psf on the floor area. “It is very attractively priced for a penthouse exceeding 4,000 sq ft at Seascape,” says Mok.

Based on caveats lodged, the last time a unit over 4,000 sq ft changed hands at the development was in November 2021, when a 4,069 sq ft, four-bedroom unit on the fourth floor was sold for $9.98 million ($2,453 psf).

The lower level of the penthouse includes a spacious living and dining area, a large balcony with views overlooking the sea, dry and wet kitchens, a private swimming pool and sun deck, a helper’s room, two en suite bedrooms and a powder room. The upper floor houses the master suite, which includes a study and a private balcony, along with another en suite bedroom. The unit also comes with a private lift lobby.

Mok says that the penthouse that is up for auction is tenanted until Feb 28, 2025, and the owner is looking to sell the property with the existing tenancy. This would provide the future buyer with immediate rental income.

Seascape is a 99-year leasehold condo along Cove Way, completed in 2011 by Ho Bee Land and IOI Properties Group. The companies also jointly developed the luxury condo Cape Royal next door, which was completed in 2013.

The 151-unit Seascape comprises two eight-storey residential blocks with a mix of three- and four-bedroom units of 2,164 sq ft to 4,069 sq ft. There are also 18 four-bedroom penthouses of 3,380 sq ft to 4,252 sq ft, and two five-bedroom villas spanning 9,665 sq ft and 6,631 sq ft, respectively.

The last unit that changed hands at Seascape is a 3,380 sq ft, duplex penthouse, which was sold for $5.5 million ($1,627 psf) on April 28. Based on caveats lodged, the seller had purchased the unit from the developer for $9.6 million in November 2011, which means they made a $4.1 million loss on the transaction.

SRI’s Mok says units at Seascape appeal to those seeking resort-style living, given its surroundings and unblocked sea views. She adds that the area provides residents a quiet and serene environment, while amenities are just a few minutes’ away. Retail and F&B offerings are available at nearby Quayside Isle and One Degree 15 Marina Sentosa Cove. The VivoCity shopping mall at HarbourFront Walk is a 10-minute drive away.
