Detached home on Sentosa Cove’s Sandy Island for sale at $11 mil

SINGAPORE (EDGEPROP) -- A 2½-storey detached house at 12 Sandy Island in Sentosa Cove has been put up for sale via private treaty. The house, one of 18 on Sandy Island, was first put up for auction in October last year, says Joy Tan, senior director, head of auction and sales at Edmund Tie.

Tan says during its first auction, the house remained unsold due to the safe-distancing measures that were imposed at the time, which restricted viewings to only five people per day per visit. The border restrictions also contributed to the lack of interest then.

This time, buyer interest so far has been high among both locals and foreigners, says Tan, as the guide price is “reasonable” compared to the other properties within Sentosa Cove. The house has a guide price of $11 million, which translates to $1,415 psf over its land area of 7,774 sq ft. The built-up area of the house is about 7,585 sq ft.

It has a total of seven bedrooms from the basement to the attic level. The house also has a lift that serves all floors. The first floor features a living area with double-volume ceiling, a dining area with a gourmet dry kitchen, an enclosed wet kitchen as well as an en suite bedroom. The swimming pool and private yacht berth is also located on the first floor.



Meanwhile, the second floor is where the master bedroom and another en suite bedroom are located. The master bedroom is spacious and features a study area, an en suite bathroom as well as a walk-in wardrobe. A fourth bedroom with an en suite bathroom can be found at the attic level.

In the basement, there are three more bedrooms, each with an en suite bathroom. There is also the store room, two utility rooms, a family area and a car park that can hold up to eight cars.

The house will be sold with vacant possession, on an “as is where is” basis. According to caveats lodged, the house was purchased by its current owner in June 2013 for $17.8 million, or $2,289.68 psf.

It comes with a wide frontage of an estimated 19m towards the waterway, which means residents will get to enjoy beautiful views of the bay daily, says Edmund Tie’s Tan. With its generous space, the house is ideal for multi-generational families.

“With work from home arrangement and home-based learning for school children, the spacious home and resort lifestyle of Sentosa Cove appeals to families,” she adds.

Each villa was designed to offer plenty of privacy, with mature trees transplanted from other parts of Sentosa, lining the entrances and sides of the homes. The waterfront villas were designed by Italian architect Claudio Silvestrin, who had envisioned the project as a “tropical island oasis”, complete with lush greenery. The landscaping for Sandy Island is by famous Australian landscape architect Jamie Durie.

Sentosa Cove enjoys proximity to Quayside Isle, Resorts World Sentosa, Tanjong Beach and Sentosa Golf Club. It’s just a five-minute drive to VivoCity and 10-minute drive to the CBD.
