SINGAPORE (EDGEPROP) - A detached home at Beechwood Grove, located off Woodlands Avenue 1, is up for sale via private treaty at $3.8 million. This price works out to $698 psf based on the property’s land area of 5,446 sq ft. It is an owner’s sale, says Edmund Tie’s head of auction and sales Joy Tan, who is handling the sale. The property is sold with vacant possession and on an “as is where is” basis.

The three-storey house, which comes with a swimming pool, sits on a square plot with a wide frontage of approximately 22m. The land has a 99-year leasehold tenure from 1995 and is zoned for three-storey mixed housing under the URA Master Plan 2019. Tan says the property can be renovated and expanded into a 3½-storey home. Alternatively, the land could be subdivided to accommodate a pair of semi-detached dwellings.
The property for sale was completed around 2000 and has a built-up area of 5,046 sq ft. The ground floor features a spacious living room with a double-volume ceiling. There is also a dining area, a powder room, a wet and dry kitchen, and a utility room that leads out to the backyard. The car porch can accommodate three to four cars.

There are six spacious en suite bedrooms on the second and third floors. Tan says buyers can convert the dining area on the ground floor into a guest room if required. Store rooms on each floor provide ample storage space, while the third floor also has a spacious common area that can be used as a study area or home gym.
Based on caveats lodged, two houses on Beechwood Grove have changed hands so far this year. In May, a terraced home with a land area of 2,131 sq ft was sold for $2.5 million ($1,173 psf). Meanwhile, a detached house with a land area of 6,135 sq ft was sold in January for $3.6 million ($587 psf).

The property is in a private residential estate comprising a mix of landed homes and condominiums. It is bounded by Woodlands Avenue 1 to the north, Woodlands Avenue 2 to the east, Woodlands Street 41 to the west, and the Seletar Expressway to the south. Marsiling MRT Station on the North-South Line is a 10-minute walk away.
Nearby amenities include The Woodgrove, Causeway Point and Vista Point shopping malls and Fuchun Community Club, which offer various facilities and F&B options. The property will also appeal to families with school-going children, as it is near the Singapore American School, the Singapore Sports School, Fuchun Secondary School, Marsiling Primary School and Si Ling Primary School.
