A 2,130 sq ft, three-bedroom unit at Clydesview has been put up for sale at $2.7 million ($1,268 psf). Its Singaporean owner, who has been staying there for almost 12 years, is looking to sell the unit to stay closer to his siblings, says marketing agent Tan Yen Ling from ERA Realty.
Located on Jervois Lane, the freehold Clydesview comprises 32 three-bedroom units with sizes starting from 2,088 sq ft. It was completed by Clydesbuilt Group in 1991. The development is adjacent to Jervois Green, which was put up for collective sale at an asking price of $48 million on Nov 6.
Clydesview is about 600m from the Redhill MRT station. It is also adjacent to Crescent Girls’ School and within a 1km radius of Alexandra Primary School. Tan says the owner of the Clydesview unit likes the development’s location because “it’s at the heart of Singapore and within a short drive to many destinations”.

She notes that an estimated 60% of residents at Clydesview are expatriates. “At Halloween, kids go trick-or-treating around the development. It’s a friendly environment.”
The unit on the market is a duplex on the third floor. On the upper level are the living area, kitchen, a bedroom and helper’s room; the lower level houses a master bedroom and a third bedroom. All bedrooms come with en-suite bathrooms. “The Clydesview unit is cosy and well maintained,” says Tan. “It has been touched up every two to three years since it was last renovated 11 years ago.” It also offers pool and city views. Tan reckons that the unit is going at a good price compared with similar units transacted at Clydesview. The last transaction at the condominium was that of a 2,099 sq ft unit on the first floor, which was sold at $2.725 million ($1,298 psf), according to a caveat lodged with URA Realis in May 2016.
The new owner would be able to rent out the unit at $5,200 a month, estimates Tan. This is comparable to the $5,500 monthly rental rate achieved in September at another Clydesview unit measuring between 2,100 and 2,200 sq ft, according to rental contract data from URA.
