The Continuum sees new high of $3,091 psf

Freehold condo The Continuum topped the list of private condos to see a new psf-price peak between Dec 9 and Dec 27, 2024. Its new high of $3,091 psf stems from the developer sale of an 872 sq ft, three-bedroom unit for about $2.7million on Dec 11.

The new record psf-price inches past the previous record of $3,084 psf, which was achieved when a 721 sq ft, two-bedroom unit was sold for about $2.22 million on Nov 16.

Launched in April 2023, The Continuum is a freehold condo located on Thiam Siew Avenue, off Haig Road and Tanjong Katong Road. The 816-unit development will have six residential towers across two plots of land separated by a public road. A private overhead pedestrian bridge will link the sites. The development will offer a mix of one- to five-bedroom apartments spanning between 560 sq ft and 2,260 sq ft.

According to URA records as of Jan 7, the project has sold 545 units (67%) since its launch at an average price of $2,790 psf. The Continuum is slated to be completed in 2026.

Freehold condo Belmond Green saw the second-highest psf-price among projects that recorded new highs during the period in review. The development set a new record of $2,741 psf upon the resale of a 1,313 sq ft, three-bedroom unit on the 11th floor for $3.6 million on Dec 9.

The transaction narrowly surpasses the project’s previous record of $2,723 psf. The former record was set in May 2024 when a 969 sq ft, two-bedroom unit on the eighth floor was sold for about $2.64 million.

Belmond Green saw five resale transactions last year at an average price of $2,635 psf. By absolute price, the most expensive unit to change hands at the condo last year was a 1,550 sq ft, four-bedroom unit on the 11th floor that was sold for $3.95 million ($2,548 psf) on May 6.

Belmond Green is a freehold condo located on Balmoral Road in prime District 10. Completed in 2004, the 211-unit development has two- to four-bedroom units, ranging from 958 to 2,519 sq ft.

Meanwhile, The Myst was the only private condo project to see a new psf-price low during the period in review. This comes from the new sale of a 1,163 sq ft, three-bedroom unit on the first floor for $2.17 million on Dec 27. The price works out to $1,868 psf.

The new low falls under the previous price floor of $1,877 psf when a similar-sized unit on the fourth floor was sold by the developers for $2.18 million on Aug 3, 2024.

The Myst is a 99-year leasehold condo along Upper Bukit Timah Road in District 23. The project offers 408 residential units from one- to five-bedroom layouts measuring 678 sq ft to 1,690 sq ft.

The condo was launched in July 2023 and has since sold 313 units (77%) at an average price of $2,074 psf, based on caveats lodged as of Jan 7. The development is expected to be completed in 2029.
