Amber Park has claimed the Top Development award in the Completed Project category at the EdgeProp Excellence Awards this year. Previously, the project received two awards at the EdgeProp Excellence Awards 2020 — Top Development in the Uncompleted category and Sustainability Excellence.
This year, the panel of judges awarded high marks for the developer’s successful translation of its design concept into the completed project and the innovative integration of smart home technology.
The landmark development, which sits along Amber Gardens in the highly desirable District 15, has welcomed its residents since it was completed last December. The project is significant for City Developments (CDL), which developed the original 200-unit Amber Park on the site 40 years ago. The new 592-unit Amber Park was jointly developed by CDL and sister company Hong Realty, a subsidiary of Hong Leong Investment Holdings.

The joint venture partners had acquired the former Amber Park en bloc for $906.7 million in October 2017, marking one of the largest collective sale deals to date. The original Amber Park, built in the 1980s, featured distinctive teacup-shaped balconies, but CDL has elevated the new luxury condo by crowning it with a 32,507 sq ft rooftop recreational deck called The Stratosphere, which sits atop the trio of 21-storey residential towers and soars 235ft above sea level.
Perched 22 storeys high, the Stratosphere offers breathtaking panoramic views of the East Coast neighbourhood and the sea.
The new Amber Park is also the first condo on the island to feature such a large and elevated skytop recreational deck, providing panoramic views of the East Coast area and the sea. It boasts facilities including a 600m jogging track, a gym, a spa pool and lounge, as well as a private dining room. The overall design concept of Amber Park draws inspiration from its East Coast locale, reflecting a modern luxury seafront lifestyle.
The development was designed by Chan Soo Khian, principal of SCDA Architects, who is renowned for his design of luxury projects such as The Ladyhill, The Marq on Paterson Hill, Nassim Park Residences, and Leedon Residence. SCDA was also the landscape architect for Amber Park.
The three residential towers occupy only 35% of the site, leaving the remaining area available for landscaping and facilities. Some of the facilities include the Lagoon Pool, an Island Deck, a Hydrotherapy Pool, and the resident clubhouse, Club Amber, which features a private dining room and changing rooms. The clubhouse also fronts a Kid’s Lagoon Pool and a children’s play area.
SCDA also handled the interior design, allowing the architec tural firm to ensure a cohesive design throughout the project. The interiors embody a luxury concept with high-quality fittings; for example, the kitchens are fully equipped with appliances from V-Zug and Bosch, and the sanitary wares and fittings come from Villeroy & Boch, Geberit and Grohe. Marble flooring graces the living and dining areas, while engineered timber flooring features in the bedrooms. Each unit will also be equipped with a wireless smart home system, including a smart voice control assistant.
The judges praised Amber Park for successfully realising its design concept as a luxury home and landmark in the East Coast region.
When the project was launched in May 2019, it achieved out standing sales, with 115 units sold during its opening weekend at an average price of $2,425 psf.

The freehold development offers a range of units, from one-bedroom plus study units of 463 sq ft to a six-bedroom plus study penthouse spanning 5,005 sq ft. The largest penthouse was sold for $12.6 million ($2,517 psf). The three other penthouses measuring 4,392 sq ft each sold for between $11.9 million ($2,705 psf) and $13 million ($2,960 psf).
Amber Park also received high marks from this year’s panel of judges for its innovative features and focus on sustainability. The judges highlighted elements like smart air conditioning and lighting systems designed to help residents reduce overall energy consumption.
Other sustainability-conscious designs include naturally ventilated common corridors and communal areas, glazed facades to lower solar heat gain, and aluminium fins to protect balconies from excessive sunlight exposure. Collectively, these help lower the temperature in the units during the day and reduce the need to turn on air conditioning.

A significant portion of the site is dedicated to landscaping and greenery, and maintaining these areas would typically require substantial water use. Amber Park employs a sustainable irrigation system that uses harvested rainwater collected through siphonic discharge from the rooftops to address this.
Additionally, native plant species, chosen for their suitability to the tropical climate, help reduce overall water demand while sustaining the surrounding greenery. These eco-friendly designs contributed to Amber Park receiving the BCA Green Mark Gold Plus certification in 2019.
The judges of the EdgeProp Excellence Awards 2024 commended Amber Park for its thoughtfully designed concept, which focuses on the needs and lifestyle of its residents. Its completion last year highlighted the developer and architect’s ability to transform the design concept into a luxury residence and a landmark project on the East Coast.
