SINGAPORE (EDGEPROP) - Lendlease and security firm Certis have unveiled details on the redevelopment of the latter’s headquarters, located in Paya Lebar. A groundbreaking ceremony for the new development, dubbed Paya Lebar Green, was held on Dec 1 and attended by Minister for National Development Desmond Lee.

The site, previously known as Certis Cisco Centre, measures 130,211 sq ft and has a 30-year, revolving lease from 2013. Lendlease and Certis are jointly redeveloping the site, which was purchased for $150 million or $1,152 psf based on the land area, according to a caveat lodged in March.
Paya Lebar Green consists of two buildings measuring 12 and eight storeys respectively. Altogether, the development will have around 220,000 sq ft of Grade A office space upon completion in 2024. It will also have end-of-trip facilities including 111 bicycle lots and shower and locker facilities.

According to Certis and Lendlease, Paya Lebar Green will be “one of Singapore’s most advanced, green, smart-tech and super low-energy decentralised Grade-A workplaces”. The development is expected to receive the Building and Construction Authority’s Green Mark 2021 Platinum Super Low Energy certification. In addition, the 12-storey building at Paya Lebar Green has received the International WELL Building Institute (IWBI) WELL Core Silver pre-certification for prospective tenants’ health and well-being, as well as the WiredScore Platinum certification, which is the global accreditor’s highest awarded mark. Meanwhile, the eight-storey building has received the WiredScore Gold standard for digital connectivity rating.
Other features of the development include a new canal park that will feature lush landscaping, car park spaces with electric vehicle charging provisions available, and large office floor plates measuring 26,000 to 27,000 sq ft.

Certis will also incorporate innovative building solutions into Paya Lebar Green, including Mozart – its proprietary platform that leverages artificial intelligence, sensors and robotics for security and facilities management of buildings. Olivier Lim, chairman of Certis, notes that the development will showcase the company’s broad capabilities. “Beyond Paya Lebar, we are confident that Certis’ transformation as a business will continue to make a material contribution to Singapore’s security landscape and smart-city aspirations,” he adds.
Meanwhile, Tony Lombardo, Lendlease’s global CEO and managing director, notes that Paya Lebar Green will be “a fitting addition” to the Paya Lebar Central area. “Paya Lebar Central is fast becoming one of Singapore’s best places to live, work and play. We stand ready to work alongside Certis and the Singapore Government to deliver Paya Lebar Green,” he says
