Singapore-listed property developer City Developments Ltd (CDL) will preview the 348-unit Norwood Grand on October 4, with its launch set for a fortnight later on October 19.

The private condo has 348 units across four 11-storey blocks on a 99-year leasehold, 155,351 sq ft site. Units are a mix of one-bedroom-plus-study to four-bedroom premium-plus-study, with sizes ranging from 495 sq ft to 1,335 sq ft.

Prices start from $988,000 ($1,996 psf) for a one-bedroom plus study; $1.238 million ($1,984 psf) for a two-bedder; $1.698 million ($1,923 psf) for a three-bedroom deluxe; and $2.238 million ($1,908 psf) for a four-bedroom deluxe plus study.

Norwood Grand is located on Champions Way, off Woodlands Avenue 1. CDL won the site in a government land sale (GLS) tender in September 2023 with a bid of $294.889 million ($904 psf per plot ratio). It emerged at the top of six bids.

It is the only private condo on Champions Way, surrounded by new HDB Build-to-Order flats. The last new private condo launch in the neighbourhood was 12 years ago - the 689-unit, five-storey Parc Rosewood on Rosewood Drive rolled out in 2012 and completed in 2014.

Norwood Grand is within a five-minute walk of Woodlands South MRT Station on the Thomson-East Coast Line (TEL). It is just one stop to the Woodlands Integrated Transport Hub with the MRT Interchange Station (for the Thomson-East Coast and North-South Lines) and bus interchange. Sitting at the heart of the Woodlands Regional Centre, the Woodlands MRT Station is linked to the Causeway Point shopping mall and the Woods Square integrated commercial development with offices, retail and a childcare centre.

Woodlands South Station is just two stops from Woodlands North Station, which has direct access to the upcoming Rapid Transit System (RTS) Link with a light rail transit shuttle service to Bukit Chagar Station in Johor Bahru, Malaysia.

Norwood Grand's facilities include an early childhood education centre which is open to residents within the condo and the neighbourhood. Next door is Innova Primary School, while other schools in the area include Christ Church Secondary School, Singapore Sports School and Singapore American School. Republic Polytechnic and the future Yishun Innova Junior College are also nearby.

Woodlands is one of the towns undergoing rejuvenation under the Ministry of National Development's Remaking Our Heartland (ROH) programme. It is envisioned to be the largest economic hub in Singapore's North region with the development of Woodlands Regional Centre under the URA Master Plan 2019.

In the future, it will be the hub for the Northern Agri-Tech and Food Corridor as well as the Woodlands Health Campus.

Norwood Grand is strategically located near this future hub, says CDL. "As an area poised for rapid growth, Woodlands is transforming into a dynamic hub with new infrastructure and excellent connectivity to the city and Johor Bahru via various transport nodes," says CDL's group CEO Sherman Kwek.
