CapitaLand Development (CLD) has announced development of The Senique Hanoi, a high-end residential project located in Vietnam, according to an August 14 press release.
The project is a joint venture with Japanese developers, Mitsubishi Estate and Nomura Real Estate Development. It has a projected total gross development value of over S$600 million and will be completed in two stages.
Slated for final completion in 2027, The Senique Hanoi will be built on a 2.1ha plot of land in East Hanoi. The development features 2,150 units across three 37-storey residential towers. The unit mix consists of one- to four-bedroom simplexes ranging from 452 sq ft to 2,002 sq ft and larger duplexes and penthouse units from 1,270 sq ft to 4,628 sq ft.

The Senique Hanoi will also offer universal bathrooms that are designed for safety and aging in place in the three-bedroom, four-bedroom and some larger two-bedroom units.
Facilities at the project include live streaming studios, a gym, co-working spaces, party houses, an indoor theatre, a 50m lap pool, a kids’ water play area and a kids’ maze.
The development of The Senique Hanoi is in line with CLD’s goal to build an additional 11,000 residential units in Vietnam over the next five years. This will bring its total development portfolio in the country to 28,000 homes.
The Senique Hanoi follows the launch of another CLD residential development in Vietnam, Lumi Hanoi. According to the developer, Lumi Hanoi’s Phase 1 and Phase 2 achieved a take-up rate of about 97% with over 3,100 booked units out of 3,200 available units. Phase 3 of the development is scheduled to preview in 4Q2024.
“The Senique Hanoi will leverage the site’s prime location and excellent infrastructure to cater to homebuyers seeking a high-quality living environment and strong investment potential,” says Alwin Low, general manager of North Vietnam at CLD.
According to CLD, The Senique Hanoi will be a 30-minute drive from the Central Business District via the Hanoi-Haiphong Highway and a 40-minute drive from Noi Bai International Airport. Connectivity is expected to improve further with the construction of the upcoming Metro Line 1 and Metro Line 8.

Recreational facilities can also be found close by such as Ocean City which houses an artificial saltwater lagoon, freshwater lake, green parks and themed attractions. Other nearby amenities include international schools, shopping malls, and medical centres.
