Bukit Sembawang gears up to launch The Atelier

SINGAPORE (EDGEPROP) - On Feb 27, Bukit Sembawang will be previewing its latest development in Newton, called The Atelier. Comprising 120 freehold units, the development, along Makeway Avenue, will comprise one to four-bedroom units across 22 storeys.

Prices for its one-bedroom units will start from $1.51 million, two-bedroom units from $2.48 million, three-bedroom units from $3.12 million, and four-bedroom units from $4.38 million.

Because of its freehold tenure, the development “sets as a stage for a legacy to be passed on for families for generations”, comments Jenny Ho, general manager (marketing) at Bukit Sembawang. The official sales launch for The Atelier will start on March 13.

Unit design



To provide homeowners with design options, the one- and two-bedroom units are decked out in a warm colour scheme of earthy tones, while the larger three- and four-bedroom units are designed in a cool colour scheme of black, grey and whites. “The warm colour palette for the smaller units is more soothing, and will fit a wider profile of [home occupiers],” says Ho. She believes this will provide potential homeowners with flexibility in renting out their units should they opt to.

In the larger three- and four- bedders, the kitchen cabinetry boasts black satin glass door panels, with white marble faux countertops. These units will also come with his-and-hers sinks and dual showerheads in the master bathroom, perfect for couples.

All units will be fitted with matte black sanitary fittings from Gessi and sanitarywares from Villeroy & Boch, with marble flooring in the living and dining areas. There will also be concealed ducted air-conditioning in the living and dining rooms. Kitchen appliances will be from De Dietrich.

The developer has designed the units to be spacious. The one-bedroom units are sized at 549 sq ft; two-bedders range from 872 to 915 sq ft; three-bedroom units range from 1,173 to 1,281 sq ft; while the four-bedders are sized at 1,496 sq ft. There will be 30 units of one-bedders, 45 two-bedroom units, 37 three-bedroom units, and 8 four-bedroom units.

Future-proof facilities

Due to the onslaught of the pandemic, facilities at the development have been designed to minimise interaction. At high-traffic points such as lift lobbies, face recognition tech and contactless wave buttons will allow residents to enter and exit the building. Residents can also utilise the smart parcel box that allows the convenience of receiving packages digitally. Homeowners can access facilities via their smartphones, and make facility bookings via the dedicated mobile app. For seamless access, residents can pre-register their guests’ car plate numbers for easy entrance.

The pandemic was an opportunity for the developer to improve on the project. “Because of Covid-19, we took a step back to ask, how best can we enhance the development? What are the best features that we can incorporate such that the development is future-proof?” says Ho.

To ride on the work-from-home trend, the developer is carving out a study-and-working nook at its facilities deck on Level 18. This doubles up as an option for remote work or study arrangements, says the developer. At the clubhouse on the same floor, homeowners can host social gatherings. It is equipped with lounge services and refreshments, high-end kitchen appliances and large dining spaces.

On the sixth level are dining facilities, a sun deck and a sensory pool. Children can wander about in the Tree Top Adventure, and waddle around in the dedicated splash zone. Meanwhile, the first storey hosts amenities such as two swimming pools, a rainfall shower, steam room, and a garden courtyard.

The developer has also designed the arrival area at The Atelier with vertical fins, featuring the play of light as the sun shifts over the span of a day. This is accompanied with lofty ceilings and art sculptures to treat residents to a “visual feast”, as the developer describes it.

Accessible location

The Atelier is a 10-minute walk to Newton MRT Interchange Station on the Downtown and North-South Lines, offering accessibility to its residents. Educational institutions such as Anglo-Chinese School (Junior), Anglo-Chinese School (Barker) and St Joseph’s Institution Junior are within a 1km radius from the development. Others nearby include Etonhouse Pre-School in Newton, Catholic Junior College, Raffles Girls’ Secondary School and LaSalle College.

Healthcare amenities within proximity include Tan Tock Seng Hospital, Thomson Medical Centre, and Mount Alvernia Hospital. Crucially, Bukit Sembawang believes that units at The Atelier can cater to rental demand stemming from HealthCity Novena, a 17ha modern integrated healthcare complex slated to shape the future of healthcare in Singapore by 2030.

The government has envisioned the sprawling development to anchor the Regional Health System, extending beyond healthcare to envelope a holistic ecosystem that comprises health services, research and education, leisure, commercial and public spaces.

“When we conceptualised the design for The Atelier, we wanted to curate this development uniquely for a certain pool of buyers who feel that [the development would] have been something beyond and above what they would have used to,” says Ho.
