The Botanic on Lloyd reaches new price peak of $2,460 psf

Freehold condo The Botanic on Lloyd achieved the highest psf-price among the private non-landed developments to set a new psf-price record for the period between Jan 3 and Jan 11. The new price peak stemmed from the Jan 7 sale of a 2,056 sq ft, four-bedroom unit on the second floor for $5.13 million, or $2,493 psf.

The new record price surpassed the former high of $2,339 psf by 6.6%. The old record was established in October last year when a 1,496 sq ft, three-bedroom unit located on the fourth floor was sold for $3.5 million.

Transactions at the 66-unit development have been few and far between, averaging one transaction per year for the past decade. Prior to the October 2024 sale, the last unit to change hands at The Botanic on Lloyd was a 3,584 sq ft, four-bedroom unit that fetched $6.88 million ($1,919 psf) in January 2022. It was also the priciest unit to change hands at the condo by absolute price.

Completed in 2006, The Botanic on Lloyd is a freehold boutique development located along Lloyd Road off Oxley Road in Prime District 9. It comprises 60 apartments and six townhouses. The units are a mix of three- and four-bedroom unit types sized between 1,485 sq ft and 3,584 sq ft. The three-storey townhouses at the development range from 4,058 sq ft to 4,446 sq ft in size and come with five bedrooms and two private parking lots each.

Fellow freehold development The Cape achieved the second-highest psf-price among condos that hit a new price high during the period in review. The boutique project saw a new record of $2,284 psf when a 1,313 sq ft, three-bedroom unit on the 15th floor sold for $3 million on Jan 10.

The new psf-price peak inches past the previous record of $2,265 psf. The former record came from the developer’s sale of a 1,539 sq ft, two-bedroom unit on the 16th floor that sold for $3.49 million in November 2012.

The average price of apartments at The Cape has trended upward in the past year in tandem with an uptick in transactions. Last year, the condo recorded three resale transactions at an average price of $2,128 psf. In 2023, only one unit was sold – a 646 sq ft, one-bedroom unit that fetched $1.24 million ($1,920 psf).

The Cape is a 76-unit freehold project located along Amber Road in District 15. Completed in 2014, the development consists of one- to three-bedroom units spanning 570 sq ft to 1,539 sq ft across a single residential block.

Upcoming condo Tembusu Grand was the only private residential development to record a new psf-price low between Jan 3 and Jan 11. The new price trough came from the developer’s sale of a 1,399 sq ft, three-bedroom unit on the 20th floor for $3.04 million, or $2,174 psf, on Jan 11.

The previous record low of $2,193 psf was set just two months earlier, in November 2024, when a similarly sized 1,399 sq ft, three-bedroom unit on the same floor was sold for $3.07 million.

The 638-unit Tembusu Grand is a 99-year leasehold project located on Jalan Tembusu, off Tanjong Katong Road in prime District 15. The condo is comprised of one- and two-bedroom units spanning 527 sq ft to 883 sq ft, three- and four-bedroom units spanning 990 sq ft to 1,604 sq ft, and five-bedroom units from 1,711 sq ft to 2,691 sq ft.

Launched in April 2023, Tembusu Grand has since sold 584 units (91.5%) at an average price of $2,444 psf, based on caveats lodged as of Jan 20. The condo is expected to obtain its Temporary Occupation Permit in 2028.
