Bishan has a well-earned reputation for innovative housing design. The area is home to condos with some of the most imaginative designs, ground-breaking public housing, and fittingly one of the island’s most stunning buildings. (I’ll let you decide which one that is…) Of course, Bishan’s most famous residents were a family of sea creatures (the otters, which as soon as they achieved fame, upped sticks, upgraded and moved to Marina Bay!).



Stylish HDB units

HDB flats in Bishan don’t just provide four walls and a roof over your head. They were the first to be built with a sense of style, designed to be pleasing to the eye. They were not all of uniform height, or lined up in rows. They also featured pitched rooves and design work. This is still true to this day and differentiates the skyline of Bishan from some other towns and areas.

Another key feature of Bishan HDB flats accounts for why they command good resale prices, with several topping the $1 million mark. There are a total of 52 duplex maisonettes in Bishan, far more than in any other HDB estates, and among the biggest public flats ever built.

HDB flats in the area also boast some of the best backdrops in Singapore. Several border the elongated Bishan-Ang Mo Kio Park, while others also look over the fabulous Kong Meng San Phor Kark See Monastery and Temple complex.

Private housing in Bishan

While public housing in Bishan has been trail-blazing, the private sector also shows architectural dynamism.

Sky Habitat at Bishan Street 15 is a stunning and iconic-looking building. It was designed by Moshe Safdie, the architect behind the well-recognised Marina Bay Sands. Its 38-storey towers, linked by three sky bridges, soar above the Bishan landscape and are visible from many parts of the town. Its 509 units include one- to four-bedroom apartments, as well as a handful of simplex and duplex penthouses.

Its neighbour along the same street is the sleeker Sky Vue. Its two towers are one floor lower than Sky Habitat. However, due to the fact its largest units are three-bedroom (discounting the eight penthouses), it manages to fit in 694 units.

Just like many other HDB flats, these two condos are in proximity to Bishan MRT Station, Junction 8 shopping mall and the surrounding F&B options.

Elsewhere in Bishan, Clover by the Park, a 32-storey development completed in 2012, looks over the Bishan-Ang Mo Kio Park, and has quick and easy access to it. It is opposite the Canopy Dining and Tori Yard restaurants (as long as you manage to get the family past the McDonald’s outlet which occupies a spot on the near-side of the park). Other notable condos in Bishan include Country Grandeur.

These are exciting times for the Bishan property market, with several high profile and impressive additions to the landscape on the not-too-distant horizon. Thomson Impressions will achieve TOP this year. This family-focused development has one- to four-bedroom units, as well as five strata landed semi-detached bungalows.

The biggest development in Bishan by far is Qingjian Realty’s already-launched, 1,206-unit JadeScape. The project is a couple of minutes’ walk away from Marymount MRT Station, and is on the corner of Shunfu and Marymount Roads. Building work has started, but TOP is expected to be sometime in 2023.

JadeScape’s seven towers – ranging between 21 and 23 storeys high – will accommodate 1,206 units, ranging from 527 sq ft, one-bedders to 4,198 sq ft, five-bedders.

Bishan also has a surprising number of landed properties. These tend to be located mainly in the southern and north-eastern parts of the area. Many of the new developments have been designed to enhance and embrace the low-rise nature of the neighbourhoods with several including strata housing themselves. Thomson Impressions, for example, is almost exclusively surrounded by landed property.

Bishan is an area that has something for everyone. It is certainly not afraid to embrace new styles or developments, even forging ahead on its own at times. If Bishan has flown under your radar up until now in terms of finding a home or an investment, maybe it is time to give it a go, or certainly a look.
