Tucked away in the lush greenery of Hillview, Hillhaven has quickly become one of Singapore’s most sought-after residential developments.

Launched on Jan 20, the development has consistently ranked among the top five non-landed private properties sold under developers’ sales from April to August this year, thanks to its exclusive location and thoughtful design. Jointly developed by Sekisui House and Far East Organization, this 99-year leasehold development is located at 5 and 7 Hillview Rise in District 23, occupying a site spanning 111,893.93 sq ft. It has 341 units spread over two North-South facing towers standing at 27 storeys and 28 storeys respectively.

In recent years, the Hillview area has established itself as an enclave for residents who value tranquillity and nature without sacrificing modern conveniences. Surrounded by three major nature reserves, Bukit Timah, Bukit Batok and Dairy Farm, Hillhaven’s residents will get to enjoy unparalleled access to green spaces. The development is also located within a few minutes’ walk to the Rail Corridor, while the Singapore Botanic Gardens is just a 15-minute drive away.

When it comes to accessibility, Hillhaven is well-connected. Beyond its close proximity to two major expressways, the Bukit Timah Expressway (BKE) and the Pan Island Expressway (PIE), Hillhaven is within walking distance of several bus stops, and just 441 metres away – or about a four-minute walk – from Hillview MRT station on the Downtown Line. The Downtown Line connects residents in the area to the key major interchanges on the MRT, making commuting to the city a breeze. The future Cross Island Line will also add to the station’s connectivity when it is completed in the 2030s.

For added convenience, the development is within walking distance to the Hillview Community Club, Cold Storage outlets, as well as malls such as HillV2 and The Rail Mall. The area is also home to reputable schools. Brighton Montessori @ Hillview and St Francis Methodist School are within walking distance while schools such as Swiss Cottage Secondary School, Ngee Ann Polytechnic, SIM Global Education, Bukit Panjang Government High School and the National University of Singapore (NUS) are within a 15-minute drive. Hillhaven also lies within a 1km radius of CHIJ Our Lady Queen of Peace. Raffles Girls’ Primary School, Hwa Chong Institution, National Junior College are also just five MRT stations away.

One with its surroundings

Inspired by its surroundings, Hillhaven’s colour palette offers a soothing mix of neutrals with swathes of lush green landscapes across the common areas, evoking the beauty of the tropical rainforest.

For outdoor enthusiasts, Hillhaven’s over 30 facilities go above and beyond. There is the 50m freeform swimming pool, a kids’ pool, a rock climbing wall, a bikers’ corner for biking enthusiasts, a 24-hour gym and spaces for urban farming.

The towers’ North-South orientation ensures that many units have unobstructed views of the surrounding nature reserves, offering a sense of privacy and serenity that is rare in urban developments.

Hillhaven’s units are designed for comfort and convenience. Whether for families or individuals, its mix of two- to four-bedroom units, measuring from 678 sq ft to 721 sq ft for its two-bedroom and two-bathroom units to 1,259 sq ft to 1,636 sq ft for its four-bedrooms, with double-volume ceilings in the living and dining areas for selected three- to four-bedders, has something for everyone.

Depending on their orientation, certain units offer expansive panoramic views of the landed enclave and the nature reserves. Selected corner units also offer L-shaped, floor-length windows that flood the space with natural light.  Additionally, each unit comes with Kuche Smart Collection appliances, allowing residents to control their home appliances even while they are away.

In the right place at the right time

Singapore’s West Region is tipped to be the next major hub with several exciting developments underway.

The Jurong Lake District, just a 15-minute drive away from Hillhaven, is set to become Singapore’s second-largest mixed-used business district as part of the Urban Redevelopment Authority’s (URA) decentralisation plans. By 2040 to 2050, the Jurong Lake District is expected to have about 100,000 new jobs and 20,000 new homes, covering an area of some 410ha in land size, bigger than Marina Bay’s 360ha.

The Jurong Innovation District, which is slated for completion by 2026, will support advanced manufacturing operations and businesses. Developed by JTC, the district will consist of five precincts – Nanyang Technological University (NTU), CleanTech Park, Bahar, Bulim and Tengah – each housing institutions specialising in various aspects of manufacturing operations

The West is also home to the upcoming Central Manpower Base (CMPB), which, when opened in 2025, will house a 700-seat food court, child care centre, football field and a fitness zone for the public.

Price growth

Closer to home, property transactions in District 23 have traditionally lagged behind the rest of Singapore in terms of average growth rates. Over the past 20 years, District 23 saw an average growth rate of 250% for transacted homes, compared to the island-wide average of 291%, yet over the last 10 years, prices in District 23 caught up with a 60% growth rate, compared to the island-wide growth rate of 52%, suggesting a positive potential for growth in the district.

Overall, the Hillview area is set to flourish with the numerous developments. This includes the introduction of the Cross Island Line and other infrastructure improvements, making the district more appealing to potential homeowners and investors. As the Hillview estate continues to mature, Hillhaven is well-positioned to remain a top choice for those seeking a balance between nature, convenience, and long-term investment potential.
