Bank sale of three-bedroom unit at D’Leedon for $2.1 mil

SINGAPORE (EDGEPROP) - A 1,206 sq ft, three-bedroom unit at D’Leedon in prime District 10 will be put up for auction by Edmund Tie on Feb 23. The 99-year leasehold property has a guide price of $2.1 million, which translates to $1,741 psf on the floor area. It will be offered as a bank sale at the auction but interested buyers may acquire it through private treaty.

The north-facing corner unit is located on the eighth floor. It features an en suite master bedroom that could fit a king-sized bed and two other bedrooms that share a common bathroom. The unit has a 3.2m-high ceiling and the spacious living and dining room leads out to a shaded balcony. The wet kitchen is also connected to the dining room.

Located along Leedon Heights, D’Leedon is a landmark condominium in the Farrer Road area. The 1,715-unit development features seven 36-storey residential towers with a unique curvaceous exterior design. The eye-catching project was designed by the late Pritzker Architecture Prize laureate Zaha Hadid. Completed in 2014, the condominium was developed by CapitaLand and is a popular choice for home buyers looking for prime non-landed property in the Farrer Road area.

Another benefit D’Leedon offers residents is its relatively large 840,049 sq ft site that features different types of amenities. It has four swimming pools, including a 50m lap pool and a children’s play pool. A gym, jogging track, basketball court, tennis court and multi-purpose courts are also available.

The condominium also boasts excellent transport connectivity. It is close to Farrer Road and Holland Village MRT Stations on the Circle Line, with additional road connectivity through Farrer Road, Bukit Timah and Holland Road. Furthermore, the development will appeal to families with school-going children because of its proximity to St Margaret’s Secondary School, Nanyang Primary School and Anglo-Chinese School (International). Hwa Chong International School and Hwa Chong Institution are also within 2km of the development.

D’Leedon continues to record a healthy volume of resale transactions, with 107 resale caveats lodged last year. According to recent URA caveats, a good mix of units were sold last year including three-bedroom units. For example, a 1,281 sq ft, three-bedroom unit on the 19th floor was sold for $2.4 million ($1,874 psf) on June 21 last year, while a 1,216 sq ft, three-bedder on the 33rd floor changed hands for $2.28 million ($1,874 psf) on May 20 last year. These two transactions see the highest psf prices achieved for three-bedroom units in the development so far.

The latest three-bedroom resale transaction lodged at D’Leedon was the sale of a 1,216 sq ft, three-bedroom unit on the 31st floor that fetched $2.1 million ($1,727 psf) on Jan 28. Meanwhile, a 1,033 sq ft, three-bedder on the 10th floor changed hands for $1.5 million ($1,452 psf) on Jan 10.

While there are several new launches in the area, most command relatively higher sales prices. One example is the upcoming freehold project Leedon Green by MCL Land and Yanlord Land located across the road. In addition to its freehold status that allows it to command a price premium over the 99-year leasehold D’Leedon, strong sales at Leedon Green have gradually pushed up prices at the development. Leedon Green is a 638-unit development that was launched in January 2020. The project has a mix of one- to four-bedroom units of 474 sq ft to 2,680 sq ft. Last month, a trio of three-bedroom units were sold at Leedon Green. A 958 sq ft unit on the 10th floor was sold by the developer for $2.75 million ($2,876 psf) on Jan 16, while a 1,044 sq ft unit on the fifth floor changed hands for $2.98 million ($2,857 psf) on Jan 10. Meanwhile, another 1,044 sq ft unit on the seventh floor fetched $2.95 million ($2,834 psf) on the same day.

Also in the area is One Holland Village, which is jointly developed by Far East Organization, Sino Group and Sekisui House. This 99-year leasehold mixed-use development is the latest landmark in the Holland Road area: The residential component, called One Holland Village Residences, was launched in December 2019 and has since recorded steady sales. Recent transactions at One Holland Village Residences included the sale of a 1,098 sq ft unit by the developer for $3.16 million ($2,884 psf) on Jan 20. Another 1,087 sq ft unit was also sold for $3.18 million ($2,927 psf) on the same day.
