According to the property listing, the unit comprises two adjoining units that were originally a 1,604 sq ft three-bedroom unit and a 1,636 sq ft three bedroom unit. Although each unit is worth $1.62 million separately, they must be purchased together due to the amalgamation.

In total, the combined unit features a living and dining room, two kitchens, two en suite master bedrooms, three common bedrooms, a study room, two common bathrooms, two utility rooms and seperate personal enclosed spaces (PES).

Northwood is a freehold condo on Jalan Mata Ayer, off Sembawang Road. The development is surrounded by two landed neighbourhoods comprising three-storey mixed landed and semi-detached houses.

Neighbouring private residential developments include the 99-year leasehold Euphony Gardens, also on Jalan Mata Ayer, and Spring Waters Villas, a new landed development comprising six semi-detached houses.

Community amenities in the area include Chong Pang City, Khoo Teck Puat Hospital and Yishun Community Hospital. Last year, there were four resale transactions at the condo that ranged from the sale of a 1,313 sq ft three bedroom unit for $1.4 million ($1,066 psf) on Feb 21, 2022, to a 1,625 sq ft four-bedder that fetched $1.78 million ($1,095 psf) on May 5, 2022.

The opportunity to acquire an amalgamated five-bedroom unit at Northwood is rare considering the largest units in the development are four bedders that go up to 2,293 sq ft. In comparison, the Northwood unit for sale is 3,240 sq ft. Even at the nearby leasehold project Euphony Gardens, the largest units are three- and four bedroom units ranging from 1,023 sq ft to 2,454 sq ft.
