AWARDS: Living with nature at The Clement Canopy

The 505-unit Clement Canopy is jointly developed by Singapore-listed UOL Group and its sister company Singapore Land. Launched for sale in February last year, the development was popular among homebuyers, with more than 200 units sold on its launch day. The Clement Canopy was fully sold by August this year. The 99-year leasehold development comprises two 40-storey blocks with a mix of two- to four-bedroom units of 635 to 1,539 sq ft.

The Clement Canopy won the Top Development Award in the uncompleted project category in the Non-Central Region at the EdgeProp Singapore Excellence Awards 2018 on Oct 3. The condominium also won the Landscape Excellence Award in the same category. The project’s concept, location and affordability were some of the factors that contributed to its high demand. With its immersive landscape environment, nature takes centre stage within the development, which stands out from other projects.

According to the judges of this year’s Edge- Prop Singapore Excellence Awards, one of the distinguishing aspects of The Clement Canopy is that its landscape adds to the overall usability of its space. “A pretty space that looks great but is not comfortable to use, or does not meet user needs, is an opportunity lost,” says Yvonne Tan, director at DP Green and one of the judges.

A development such as The Clement Canopy attracts homeowners who appreciate living close to nature and enjoy the relaxing lifestyle it provides, says fellow judge Ong Choon Fah, CEO of Edmund Tie & Co. “Wellness is a big draw for buyers today, and a well-conceived landscape and design concept adds value to a development and makes a difference in the type of home you come back to each day,” she says.

Many of the condo facilities, such as the dining pavilion, poolside grill and entertainment room, encourage social interaction. The condo also has a gym, 50m lap pool and tennis court. Enabling residents to interact in natural surroundings is important as it brings the residential community closer together, says Ong.

The condo sits on a 139,931 sq ft site. A multi- storey carpark, fitness corner, gardens and a putting green act as a buffer between the residential blocks and the Ayer Rajah Expressway. About 75% of the units sold when the development was launched were two- and three-bedroom units priced below $1.5 million, with prices ranging from $1,330 to $1,360 psf. The developer also offered early-bird discounts of $6,000 to $12,000.

Overall, prices at The Clement Canopy ranged from $1,187 to $1,735 psf during its sales period of one year and five months. The most expensive unit sold in terms of absolute price was a 1,346 sq ft, four-bedroom unit on the 34th floor that fetched $2.1 million ($1,559 sq ft) in April this year.

The development has 194 two-bedroom units of 635 to 732 sq ft; 115 three-bedroom units of 990 to 1,163 sq ft; 116 three-bedroom-with-utility units of 1,109 to 1,141 sq ft; and 80 four-bedroom units of 1,346 to 1,539 sq ft.

The Clement Canopy is located on Clementi Avenue 1 and is close to the Kent Ridge cluster of universities that include the National University of Singapore and the Yale-NUS College. Among the other nearby educational institutions are Anglo-Chinese Junior College, Fairfield Methodist Primary School and Nan Hua Primary School. The condo is also close to the Clementi MRT station on the East-West line.

The development is expected to obtain its Temporary Occupation Permit by 2020.
