According to CBRE, who is the appointed market agent, the guide price for the coffeeshop is $16.8 million. The seller is said to be Broadway Group and they are selling the unit with existing tenancies.
The property, which is located at the corner of Block 631, has 10 food and beverage stalls on the ground floor and a living quarter of about 4,079 sq ft on the second floor. A plan for an additional sheltered outdoor dining area spanning approximately 1,345 sq ft has been approved by the relevant authorities. The estimated seating capacity of both indoor and outdoor areas is 270 patrons.
It is estimated that there are more than 26,000 residents within a 650-metre radius from the property. Besides the potential foot traffic, the property is approximately 500 metres from Yio Chu Kang MRT station and bus interchange, and the future Lentor MRT station on the Thomson-East Coast Line.
